The ranch consists of 377 +/- acres that is comprised of sagebrush flats that roll into cedar covered slopes with several drainages throughout the bottom. With the essentials of an abundance amount of vegetation, water sources, and cover, this ranch has superb hunting opportunities and would make for an excellent spring, summer, and fall grazing operation. Additionally, the perimeter is fenced and has easy access with power along County Road 23. Land The ranch is comprised of valley-like terrain with sagebrush flats that rises into thick cedar tree ridges and oak brush slopes. Thanks to nearly a dozen different springs dispersed throughout the property, a few of the drainages throughout the sagebrush flats can be found with water in them. Located just below the Danforth Hills, the land borders hundreds of thousands of acres of BLM lands and presents top-tier hunting opportunities on the ranch, as well as the surrounding area! A variety of big game species such as elk, deer, and occasionally antelope reside on the property year-round, with the later seasons generally attracting higher populations! The property is located in unit 11 and qualifies for landowners vouchers with additional over-the-counter opportunities for elk in several seasons. Recreation There are several different public access points to the Yampa River that are under 30 minutes from the ranch where one can enjoy a full days worth of fishing or rafting. Speaking of views, Sand Wash Basin, Gates of Lodore, Irish Canyon, and other Browns Park attractions are all just over an hour away and provide camping opportunities, endless off-roading trails, and countless hiking trails! Location Located on County Road 23, the ranch is 20 minutes south of Maybell, CO and roughly 30 minutes northwest of Meeker, CO which is the closest town that provides grocery stores, restaurants, and gas stations. For additional amenities and necessities, Craig, CO is located approximately 45 minutes northeast of the ranch. The closest airport that provides commercial flights is Yampa Valley Regional Airport and is located in Hayden, CO which is just over an hour northeast of the ranch as well. Vernal, UT is just under 2 hours west of the ranch.
