This location is super convenient just 4.5 miles NW of Valley Mills, TX. The existing brick home is 2,442sf and was built in 1980. The home is perfectly adequate for immediate use or ready for you to make it your own. This property has served as a weekend getaway for the owners since 2010. The property is very well suited for Whitetail Deer and hog hunting, fishing, hiking, or any number of outdoor activities. Located across CR 3125 is a small 14-acre outparcel that also conveys with the ranch. This small tract is unique in that it rises to an elevation of 820' and commands an awesome view of the ranch main body. The elevation change from the top of the 14-acre outparcel to Shoal Creek, which serves as the southern boundary is approximately 200' (per Land ID software, see attachment). This 14-acre outparcel could be the location of a new ranch house while using the existing home as guest quarters, bunkhouse, or short term rental. The hunting on this property has proven to be very good with several nice Whitetails harvested. There are 5 stock tanks on the property. The water photos displayed in this listing were taken in July 2023 which was a very dry period in this region, yet there was water. Perhaps it would be feasible to merge the four tanks into one larger lake. Remaining structures include a good metal 3-bay garage/shop, water well, antique barn with pens, kids treehouse, open deck, firepit, and fenced lawn. Three of five parcels are in Agricultural Exemption which do not include the house (1 acre) and the 14-acre outparcel. What I find compelling about the property is the terrain surrounding the ranch.
