    Located in the Black Belt region of Alabama, an area famous for growing big trees and big deer, the Bakerhill tract is a great opportunity for someone looking for a solid timber investment and some excellent hunting. This is one of those rare tracts that is primarily hardwoods. If you fish, you are 15 minutes away from a boat ramp at Lake Eufaula and instant access to some of the best largemouth bass fishing in the Southeastern United States! The Bakerhill tract, named for the small community to the south, is located in southeast Barbour County, 40 miles north of Dothan, less than 80 miles from Montgomery, and roughly 2.5 hours from I-285 in Atlanta. Bakerhill's 155 acres include a diverse mix of natural hardwood and pine forest, planted pine plantation, and streamside management zones (SMZs). There are approximately 44 acres of loblolly pines (three and five years old), that were professionally planted and managed. The balance of the acreage is in the mixed hardwoods and pines, much of which is already at the merchantable stage. It has a year-round creek with the terrain to support construction of a nice pond or a small lake. The creek and a small duck pond provide plenty of water and habitat for the wildlife. Not surprisingly, this place is loaded with deer and turkey. A good internal road system provides easy access to the entire tract. This place is ideally set up for hunting - four well-established food plots are spread throughout the tract, including one that is nearly 900 feet long! No matter where the wind is coming from, there is a good place to hunt! For you bow hunters, the creek bottoms are full of good hardwoods and form some natural travel corridors. This is excellent turkey habitat with roosting areas, hardwoods, water and some open fields for strutting.The Bakerhill tract is very secluded but easily accessible and includes paved road frontage on County Road 79. A single access road and one gated point of entry restrict access to only those who are supposed to be there. It is bordered by large timber tracts on the north and south, private residences to the east, and Keystone Foods to the west. If you are looking to build a camp, there are utilities readily available at CR 79. Very competitively priced at $1,625 per acre. For a timber investor who is looking for a great recreational tract, this is a must see!
