    What's special

    Project consists of two detached mixed-use buildings on two separate contiguous legal lots. The project is located within the Ramona Community Planning Area, in the unincorporated portion of the portion of the County of San Diego, APN#s: 281-432-06 & 07. Each parcel will be developed with one mixed use building that will be consistent with the County of San Diegos recommended updated Ramona Village Center Form Based Code (RVCFBC). Each building will be a mirror image of the other incorporating the same exterior as well as interior associated features. The first floor of each building will have 1,530 SQ. FT. of commercial space with one accessible gender-neutral bathroom. The second floor of each building will have a 1,380 SQ. FT. two bedroom, two bathroom residence along with 1,143 SQ.FT of private outdoor space. The residential component will allow the owner and/or operator/employee of the commercial space a place to live. Each parcel is required to provide five parking spaces (ten total between the two parcels). A total of ten on-site parking spaces, including two accessible are proposed for the entire project. Water and sewer services will be provided for by the Ramona Municipal water district, no utility extensions are required.
