We are selling a lot that we just purchased last year. It is in Jackson County, TN about six minutes from the center of Gainesboro. It is located in Cumberland Valley Estates off of the Granville Highway. We are not from the area. So, I cannot answer a lot of questions. We LOVE it down there and are only selling because we want a different lot in the same "subdivision". We have had this lot survey done and it is marked. We had the soil test done and it has perked for a two bedroom septic system. There is a permit at the county offices and it is ready to go. We had a title search done and have title insurance on it for additional piece of mind. There is water and electric at the road. We are told that cable, phone and internet are available. This is in a subdivision right on the Cumberland River or Cordell Hull Lake (people have different opinions on what that actually is right there, but it is BEAUTIFUL, so it doesn't really matter.) It is very remote and quiet, no other houses or traffic right now. The roads had been graveled several years ago...but now are mostly dirt and grass. We are told that when people start building, those roads will be redone. There are modest restrictions in the neighborhood. This is to make sure your neighbors aren't going to destroy your property value. Small houses are ok...but no manufactured homes or storage container houses...no living in sheds...no drug houses, junk yards, cars on blocks, etc. There are amazing views from all over the subdivision but this lot is nice because you can walk to the water in a matter of minutes. There is also a pond at the bottom (it belongs to another lot but looks like it could be yours). I have a lot of pictures and videos if you would like to see them. You can not find a better lot for the money. Before we bought this lot, we looked at 100 others. This has the best view and access to water for the price and was secluded and quiet...it has everything we were looking for...but, now we have decided we wanted to go up higher on the mountain! There is a locked gate to get into the "community" although, there isn't anything there, yet!! Most of these pictures are from my lot or at least on our road...in the neighborhood. The picture with the pink dot...that is our lot so you can see how far it is from the water. Gainesboro is about half way between Knoxville and Nashville (between an hour and a half and two hours from either) and 20 minutes from Cookeville and Livingston. We think it is about 30 to 45 minutes from Dale Hallow Lake and Center Hill Lake and less than two hours from Cumberland Lake. It takes us about five hours to get there from Dayton Ohio. Again, we arent from the area. We live in Ohio. We have never lived there and know nothing about the area except for what we were told. We quickly fell in love with it because of the beauty, friendly people and slow paced lifestyle.
