Elberton Highway (Georgia Highway 77) is a 2-lane state highway that tends to run northwest and southeast and connects the city of Hartwell with the city of Elberton, Georgia. The Georgia Department of Transportation reports that the average daily traffic count along the section of Elberton Highway adjacent to the subject property is 4,900 vehicles per day, and the average daily traffic count along Liberty Hill Church Road is reported to be 1,240 vehicles per day. The traffic count along Nancy Hart school Road is noted to be light-moderate from inspection. The subject property has clear visibility from Elberton Highway. The location of the site could support a variety of uses ranging from commercial, industrial, agricultural, and residential. Combined, the site contains +/- 3,192 linear feet of road frontage, which is divided as follows (Elberton Highway +/- 529 linear feet, Nancy Hart school Road +/- 938 linear feet, and Liberty Hill Church Road +/- 1,725 linear feet). The bulk of the site has a moderately rolling topography and portions of the site have a rolling topography. The site contains a +/- 1.25-acre pond and a small creek. The site contains +/- 5,800 linear feet of fencing. The remaining 48% of the site area is wooded area with a mature hardwood forest and a few mature pine trees. The site contains a small creek. County water and high speed internet area available to the site. The subject property has an unrestricted zoning which will likely allow a variety of potential uses of the property; however, any development of the site will be controlled by the Hart County development ordinance. The property is enrolled in the conservation use valuation assessment program (CUVA) until December 31, 2028. The southeast corner of the site is bisected by a transcontinental gas pipeline.
