Lease Term, Utilities, Early Termination, and Security Deposit This Lease Agreement is for a fixed term of one (1) year. The monthly rental amount is all inclusive, and all utilities are covered as part of the monthly fee, including electricity, water, sewer, garbage, gas (if applicable), and basic internet service. No additional utility charges will be billed to the Tenant unless otherwise agreed in writing. The Tenant has the right to know: - What screening service or consumer reporting agency was used, - What information was obtained, and - How any adverse action was determined, including denial of tenancy or additional conditions placed on approval. If the Landlord takes any adverse action based on information in a screening report, the Tenant will receive a written notice identifying the screening company and explaining the Tenant's rights to obtain a free copy of the report and dispute any inaccurate or incomplete information.
