Maintenance & Repairs * Tenant is responsible for damage caused by misuse, negligence, or intentional acts. * Tenant is responsible for routine upkeep such as light bulbs, air filters, and appliance upkeep. * Landlord is responsible for major systems and repairs (HVAC, plumbing, electrical) unless damage is caused by tenant. Occupancy & Use * Only approved tenants may reside in the home. * Subletting, short-term rentals (including Airbnb), or assignment of lease is not permitted without written approval. Entry & Inspection * Landlord may enter the property with 24-hour notice, except in emergencies. * Landlord may inspect or show the property with proper notice, especially near lease end. Alterations * No painting, structural changes, or major modifications without written approval from landlord. * Tenant is responsible for any damage resulting from unauthorized alterations. Move-Out Condition * Property must be returned in a clean condition consistent with move-in condition, allowing for normal wear and tear. * Professional cleaning required at move-out and is the responsibility of the tenant.
