Most scholars believe that the Esselen-speaking people were the first Native Americans to inhabit the area of Carmel, but the Ohlone people pushed them south into the mountains of Big Sur around the 6th century.Carmel-by-the-Sea (/k r m l/),[8] often simply called Carmel, is a city in Monterey County, California, United States, founded in 1902 and incorporated on October 31, 1916. Situated on the Monterey Peninsula, Carmel is known for its natural scenery and rich artistic history. In 1906, the San Francisco Call devoted a full page to the "artists, writers and poets at Carmel-by-the-Sea 9] and in 1910 it reported that 60 percent of Carmel's houses were built by citizens who were "devoting their lives to work connected to the aesthetic arts." Early City Councils were dominated by artists, and several of the city's mayors have been poets or actors, including Herbert Heron, founder of the Forest Theater, bohemian writer and actor Perry Newberry, and actor-director Clint Eastwood, who served as mayor from 1986 to 1988. Carmel-by-the-Sea is located on the Pacific coast, about 300 miles (480 km) north of Los Angeles and 100 miles (160 km) south of San Francisco. Communities near Carmel-by-the-Sea include Carmel Valley and Carmel Highlands. The larger town of Monterey borders Carmel to the north. Rent Payment: Tenant shall pay a monthly rent due on the a designated date for each month discussed by the renter and landlord. Tenant shall pay the last month's rent in the amount upon signing this Lease Agreement. Utilities: The Landlord shall provide water, electricity, gas, and internet services to the Property. The Tenant shall be responsible for reasonable usage of these utilities. Tenant shall promptly report any issues or disruptions with the provided utilities to the Landlord. Pets: Pets are strictly prohibited on the premises of the Property without the prior written consent of the Landlord. Smoking: Smoking is strictly prohibited inside the Property. Smoking is only allowed in designated outdoor areas, if any. Quiet Hours: Tenant shall not create or permit to be created any loud or disturbing noise, especially between the hours of 8:00 PM and 9:00 AM, which could interfere with the peaceful enjoyment of neighboring properties. Maintenance and Repairs: The Tenant shall promptly notify the Landlord of any necessary repairs or maintenance issues. The Landlord shall be responsible for all repairs and maintenance due to normal wear and tear. The Tenant shall maintain a clean front and back yard during their stay and no trash or unapproved items may be visible from the public sidewalk/street Security Deposit: A predetermined security deposit shall be paid by the Tenant at the time of signing this Lease. This deposit will be held by the Landlord and may be used to cover unpaid rent or damages beyond normal wear and tear upon termination of the lease. Termination of Lease: The Tenant may terminate this lease by giving at least 30 days' written notice to the Landlord. The Landlord may terminate this lease with a 30-day written notice for non-payment of rent or violations of lease terms. Right of Entry: The Landlord shall have the right to enter the Property for the purposes of inspection, maintenance, and emergency repairs upon providing reasonable notice to the Tenant, except in cases of emergency.
