Sun-perch, crappie and creek chub abound in both lakes along with a healthy population of smaller bait fish, frogs, & a few reproducing catfish. Cavern is a large & complex multi-level cave system - The lower level lies primarily within in the vadose zone & features bone chillingly cold yet refreshing (53–55 degree) water. The upper level lies entirely within the dry phreatic zone. A 1.5 hours underground journey brings one to the very impressive and highly decorated “waterfall room” that features a high volume 5’ high waterfall that sounds “thunderous”. Cavern is expert level ONLY and is closed. Cavern entrances are strategically flooded to prevent loss of life & protect cave resources) & cannot be explored (even with scuba gear) unless owner lowers water level & spring output is below a certain threshold. Neighbors are on close watch & will not give anyone permission to view property. Owner must physically accompany visitors or it’s trespassing. There are 2 old manufactured homes on-site that have little or no value. Clear away and make use of the water, sewer & electric hookups. A large solid oak slab wood barn that is in very good condition features electric & city water but needs section of roof repaired. There are a few 8’ X 28’ storage units on-site.
