    I am a firm believer that having a farm in the right neighborhood is really what it takes to consistently kill giant whitetails year after year. This property and the surrounding neighborhood have consistently produced multiple Boone and Crockett deer, including many in the 180's, 190's, and even over the 200" mark.It's located in northeast Appanoose County, two miles east of Unionville on Highway J3T, and is nicely secluded to the north off the highway, where none of it is visible from the road. This Unionville area is known for its amazing hunting and expansive hardwood timber; this property lies right in the heart of it.Two long ridge tops run to the north, which could be transformed into awesome food plots that would surely take this farm to the next level. This farm has a deep history of being in the same family for four generations. Off these big ridges are some deep draws, tons of south-facing bedding, great smaller ridges off the main ridge that would make awesome micro-plots, and a diverse mix of timber. Since this property starts a couple hundred yards off the highway, the seller will be granted an easement for access.I love the depth of this place. It spans over a mile long from the north to the south borders. There are three ponds on the property, including one that spans over 10 acres in size. It lies at the northeast corner where the three neighboring landowners converge, and roughly three acres of the pond are on this property.Located in the great neighborhood that this is, if the new owner would want to transform this into the top-shelf hunting property that it sure has the potential to be, there are ample opportunities for further improvements on the land. Simply keeping the cows out of here would thicken up the woods tremendously.There are also plenty of opportunities to plant large and secluded small food plots and consistently have everything you would need to kill those giant deer here for years. Some portions of the property have been logged in the recent past, which will equal tremendous bedding cover shortlyPlenty of giant trees still give this farm a ton of character. This farm hasn't been hunted too heavily in the past, and even in the current situation, being cattle pasture, the owner's family and friends have still killed some giant deer in the 170s and 180s. It has a lot of diversity in the timber, with hardwoods and cedars mixed in, and it has a lot of topography changes.I've hunted and owned land in several counties in southern Iowa, and I can't think of a better neighborhood than this one.
