The title is clear and transfers with the sale. It's currently off grid and is powered by a 6kw solar system that does not transfer with the sale. Grid power is available if you choose. We planned to drill a well and have an approved site. But we had to replace a boiler at our vacation rental that prevented us from being able to pay for the well to be drilled. I'm not certain about City water, but I know neighbors are able to receive it. Buyer will need to verify this and all information for themselves. HRE provides Internet. There's a 1,600sq.ft fenced in area with a large dog house in place. The fence is 4 feet high and made of 2x4 welded wire. There is a well built small wooden shop for some storage needs. Timber rights do not convey and are owned by a timber company. You are granted a 500'x500' envelope that the timber company can not touch any part of. This area will cover a mountain home and flat level areas by the creek. The timber company has not been out since we bought the land 2 years ago. The timber company pays the majority of taxes every year and ours have not been above $500 a year. We are currently selling our vacation rental in Gettysburg and moving anywhere that doesn't freeze for several months out of the year and only came to this area for the vacation rental.
