The studio includes its own entrance, porch, kitchen, bathroom, and loft sleeping area. Shared spaces are not included unless otherwise agreed to in writing. Tenant acknowledges that the rental includes only the private studio loft unit, attached front porch, and designated parking space specifically assigned by Landlord. Use of the main residence, backyard, side yards, storage areas, lanais, exterior gathering areas, utility areas, or areas surrounding the primary residence is not included in this tenancy unless expressly authorized in writing by Landlord. Tenant shall not access, use, store items in, entertain guests in, or otherwise occupy non-designated portions of the property without prior written permission. Tenant acknowledges that use of the premises, surrounding grounds, walkways, stairs, parking areas, outdoor spaces, and common areas involves ordinary risks. Tenant agrees to use the property safely and assumes responsibility for injuries or damages resulting from Tenant's or Tenant's guests' actions, misuse, negligence, or failure to exercise reasonable care. Landlord shall not be liable for injury, loss, or damage to persons or property except where caused by Landlord's gross negligence or willful misconduct. After the initial six-month term ends, the tenancy will automatically continue on a month-to-month basis unless either the Landlord or Tenant provides at least thirty (30) days written notice of intent to terminate the tenancy. During the initial six-month lease term, Tenant remains responsible for rent through the lease end date unless otherwise agreed to in writing by Landlord. Utilities Rent includes standard electricity and water usage based on normal residential occupancy patterns for a single occupant. Propane Usage The studio kitchen stove operates using a dedicated propane tank system. Tenant acknowledges that propane is not included in the monthly rent. Tenant shall be responsible for monitoring propane levels and refilling the propane tank as needed during tenancy at Tenant's sole expense. Air Conditioning Usage Tenant agrees to use the air conditioning unit responsibly and in a manner consistent with normal residential use.
