Perfect for builders! This land is fully build-able last I checked with Colorado city City-hall. The land has a survey done by Southern Colorado Surveying and Mapping company (Wachob and Wachob) and it also has title insurance with Land Title Guarantee Company. Title is clear, Tax is up to date, city sewer and water fee is also current and is available on Andrew Drive, in front of the property. I had planned to build a house on it to work at Colorado State University as Professor. But I got my self detoured when I got an offer in LI New York. The Property has a very gentle slope towards the road (Andrew Drive) and has a decent width of 60'. Looking from the road, the depth on the right is 136.94' and the left side is 157'. I have been to the property twice since 2019 and done a lots of consultation with the towns officials and county officials about the construction just before the NY job offer. All current houses in the area are within the price range of $300k to $400k which makes the neighborhood very attractive. The neighborhood is on a plateau like hill that is semi-flat in general. A paved Cibola Road goes up to Andrew Drive but Andrew Drive was not yet paved when I was there in 2019. It is a very short drive from RT 165 via Apache-City Road. It is a small quite town that is perfect for raising children and has a good school too. Since the property is located on elevated land, Greenhorn mountain is directly in view as well as other adjacent mountains to the south. There are a number of trees that can grow on the property if it is done and cared for right. The approximate acreage is 0.202. According to the town, the minimum size of the house to be built on that lot is 1200-sq.ft. Mobile home is not permitted. They may permit a manufactured home, but check if your plan qualifies with the town. They are a great bunch to work with. Buyer is advised to doing their do diligence.
This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
