MINIMUM BUILDING RESTRICTIONS The minimum heated livable area for one-story single-family dwellings is 1600 square feet. Multi­ story single-family dwellings shall contain a total minimum of 1600 square feet with a minimum of 1200 square feet on the first floor excluding basements, garages, porches, overhangs, etc., unless otherwise described. Each lot may have only one dwelling The Electric Service provider for Legacy Shores is Loudon Utilities Board. Sewer service (STEP System) is available for all lots at Legacy Shores. The Central Water Service is installed and provided by Tellico Area Services System. The natural gas service is installed and available from Loudon Utilities Board. The telephone service is installed and available from TDS Telecom. The exterior of all above-grade foundation or exposed basement walls must be faced in an attractive manner with stucco, Dryvit or other “EIFS” type material, split-faced block, brick or stone which hides any block or mortar joints. Exterior surfaces must be covered by stone, stucco, “EIFS” type coverings, painted wood lap siding, brick, brick veneer, wood (or other durable material which has the appearance of wood) if applied in boards 8 inches wide or less, or a combination thereof. No sheet material siding shall be allowed, such as 4' x 8' plywood. Limited exceptions will be considered and may be allowed by the Committee for cases of exceptionally attractive designs. All flashings on structures must be copper or metal painted to match the trim of the structure.
