    Wish to own a slice of paradise? Looking for a home site that is lakefront? With high-speed fiber internet, city water, and underground utilities? Well, you just found it in historic Bean Station. In 1775, pioneers Daniel Boone and William Bean first observed what is now Bean Station during a long hunting trip. After fighting in the American Revolutionary War one year later, Bean was awarded 3,000 acres in the area he previously surveyed for settlement during his excursion with Boone, with the town then becoming known as Bean Station. Just off Highway 11W, once known as ''The Great Indian Warpath'', this parcel of land sits at the Bayside development, a private, gated subdivision. Bean Station, one of the earliest settled communities in Tennessee, is today considered a popular lakeside community appealing to young families, retirees, and a commuter town for the city of Morristown. Morristown, a fast-growing city with a population of more than 30,000, with hospitals, Walmarts, Home Depot, Lowe's, lots of restaurants, theaters, and retail shops is only 10 miles away. Clinchview Golf & Country Club is within 8 miles. Hwy 11W, which faces the entrance to Bayside, also is a direct route to the major Tennessee cities of Knoxville and Kingsport. The subdivision was built in 2007 with 70 lots and in a frenzy of sales activity all lots were all sold in one day. However, because of the extremely steep areas with most of the lots, most buyers elected not to build homes. In 19 years, there have ONLY been six homes built. And only a handful of lakefront lots were created. This is one of them. If you work from home, high speed fiber internet is available. The lot has access to public water. It will not be necessary to go through the expense of building a well when your home is built. As mentioned, underground utilities are in place, no power poles and power lines to interfere with your views. Bayside also provides a residents-only boat dock, with individual boatslips on Cherokee Lake. No need to go through the expense of building or maintaining a dock. No need to be constantly letting the dock out or bringing it in as the waters ebb and flow in these TVA lakes. No need to stain, paint, or replace warped deck boards. Bayside does all this for you. This is truly maintenance-free Cherokee Lake Living! HOA fees are $500 per year, which cover the dock maintenance as well as the gate maintenance. A public boat ramp for launching your boat is less than one mile from the gate entrance to the subdivision. In 2025, Lot 61 was conservatively appraised for tax purposes at $83,900. Lakefront land is becoming scarcer with prices going up tremendously. There is only so much lakefront land available on Cherokee Lake, and it's rare to find one at a listed price below its tax appraisal. Tennessee, a state that offers the advantage of NO State Income Tax and some of the lowest property tax rates in the nation. In 2025 property taxes were only $492.91. Four full, mild seasons and within an 8-hour drive of 20 states, so your friends and family members can still visit while you move to paradise. Grainger County with its scenic farmland, The Great Smoky Mountains in proximity, and access to Cherokee Lake, with its world-renowned fishing, boating, and recreation activities.
