No (additional) satellite dishes will be installed on the roof. * Water filters (located near tankless water heater on back of the house) will be replaced quarterly at Tenant's expense. * Any damage to yard by Tenants or Tenant's pet(s) will be repaired by Tenant at their expense before the end of lease term and/or move out date. Entire Property: * ZERO repairs to be performed by Tenant(s) or their family, friends or contractors. Owners will assess any needed repairs and decide on how to proceed. Tenant does not have permission to make any repairs or replace any facets of the property, or any appliances, fixtures, or hardware without making the Owners aware and receiving explicit permission in advance on how to proceed. The cost of any repair or replacement which is $75 or under will be at the expense of the Tenant(s), to be reimbursed to the Owner(s) separately from the rent payment. * Parking is only allowed on the paved driveway or on the street. No vehicles to be parked in the front or back yards. * House and storage building were treated by a professional exterminator in October. Tenant(s) will have home and storage building exterminated quarterly by professional exterminating company at Tenant(s) expense. Submit receipt to Owner(s) upon completion. *Tenant(s) will spray and remove any and all nests created by bees, wasps, or hornets, or have professional exterminator treat this, if preferred, at Tenant(s) expense. Submit receipt to Owner(s) upon completion. * No smoking near or inside either structure (house/storage building). *Upon an infestation of Bed Bugs, the Owner(s) will be made aware IMMEDIATELY, and the Tenant(s) will pay in full for the immediate treatment and complete resolution of the infestation. If Bed Bugs are discovered upon move out and Owner(s) have not been dually notified by Tenant(s), Tenant(s) will be responsible for the treatment expense and complete resolution, and will reimburse Owner(s) within ten (10) calendar days of completed treatment.
