    Mountain Lake Ranch (MLR) Lot #35 I am currently listing my property located in Mountain Lake Ranch estates just outside of the town of San Luis in Southern Colorado. The lot number is 35 and located on the highest part of the ranch. It is 40 acres in size and elevation starts at around 9,200ft and goes up to about 9,500. At the top there is an open meadow boarded on the East and West by lots 36 and 37. The South end of the property borders an 83,368-acre ranch called Cielo Vista Ranch currently listed for $105M. My property backs up to this ranch and allows for uninterrupted migration of Elk, Deer and other wildlife from high mountains to farmland below. This has made it an excellent hunting property and very beautiful piece of ground to use for camping or eventually a nice cabin. There is an electrical box on the lower end of the property just next to the road. MLR was created in 2007 and since has established roads and electricity to each property. All of the properties in the ranch are 35 acres or larger depending on location. See attached map outlining all of the surrounding lots. I have used the property mainly for Elk hunting and camping with the family where you can get peace and quit even on holiday weekends. I personally have taken 6 bull Elk hunting only 7 times so success rate is nearly 100%. I also have a game camera positioned at the top meadow year round showing all the Elk, Deer, Coyotes, Mountain lions and Bears that come through. I have attached some photos of the Elk pictures taken by the game camera over last 6 months. It is located in hunting unit 83 which is mostly private and eligible for over the counter Bull tags. Location Mountain Lake Ranch property is located in south Central Colorado, and borders the New Mexico state line about 10 minutes east of San Luis, Colorado in Costilla County. Alamosa, Colorado, with commercial air service and all general services including a hospital, hotels, and restaurants, is a 45 minute drive northwest of the ranch. Only one hour drive to Taos, NM where there is great skiing and shopping. Locale Mountain Lake Ranch is located along the southeastern edge of the San Luis Valley in south Central Colorado. The San Luis Valley is one of the largest high altitude basins in the United States. The valley is over 120 miles long and 75 miles wide, and is flanked to the west by the San Juan Mountains and to the east by the Sangre de Cristo Mountains. The primary land use is grazing and agriculture. Principle crops include potatoes, barley and alfalfa. The San Luis Valley is bisected by the headwaters of the Rio Grande River. The valley provides an important stop for migrating sandhill cranes, occasional whooping cranes, and a variety of other waterfowl. The San Luis Valley are bordered on the east by the Sangre de Cristo mountain range. The Sangre de Cristo (“Blood of Christ”) Mountains were so named in 1719 by the Spanish explorer Antonio Valverde y Cosio; the name was inspired by the reddish hue of the snowy peaks at sunrise and sunset. The Sangre de Cristos are the southernmost sub-range of the Rocky Mountains, stretching from Poncha Pass Colorado south to Glorieta Pass, NM just southeast of Santa Fe. 10 miles west of the ranch is San Luis – the oldest continuously occupied town in Colorado. On June 21, 1861, Hispanic settlers from the Taos valley built and dedicated a church at the settlement for Louis IX (San Luis), a devout catholic and only canonized king of France.
