What a great value! 4 acres of sunny HOVE land fronting HWY 11 with improvements such as landscaping, water tanks & driveways already in. This fantastic property has had so many improvements made, it just needs a little TLC to becoming a veritable Garden of Eden for you! Cashews, Mac Nuts, Hibiscus, Citrus, Eucalyptus, Plumeria, Ironwoods & more! All originally set up to be watered with the turn of a faucet, irrigation pipes are still on the land though may now be missing sections. Two water catchment tanks, one for the grounds and the other for the home. A short rock wall is on the Coral Drive side of the lots, right under the ironwoods and planted with bougainvillea. Property has not been maintained for many years but does show the attention and forethought of caring owners. Super convenient location right next to Highway 11, thick happy ironwood trees help to minimize road traffic noise, these trees have been planted on almost the entire perimeter of the property. Structure on property has no value, the termites have gotten to it and it's a tear down. Lava zone 2 Approximate rainfall per the rain fall map: between 39 to 57 inches per year. HOVE covers over eighteen square miles -- almost twelve thousand acres -- contains roughly 11,500 lots and has 157 miles of road. Development began in the late 1950s, and a trust fund was established by the developer for the maintenance of the many miles of road (equivalent to about halfway around the island!). Over time, the trust fund proved inadequate, and by the early 80s, many of our roads were virtually impassable without a 4-wheel drive. HOVE Road Maintenance Corporation (RMC), a 501(c)(4) nonprofit corporation, was established by the Hawaii Third Circuit Court in 1983 for the purpose of rebuilding and maintaining the roads within the subdivision, without assistance or support from the County or State. According to local remembrance, we started out with "a truck, two shovels, and a bucket of bitumen." In 1985 RMC acquired some second-hand equipment, and began rebuilding in earnest. Today, Ocean View has the best privately-maintained roads on the island, and perhaps in the state. As the population of our area continues to grow, we are constantly pressed to keep pace with the times and traffic conditions. "Road Maintenance" now includes stop and street signs, line markings, road patching, repair and resurfacing, shoulder maintenance and line-of-sight clearing. All lot owners of the HOVE subdivision are members of the Road Maintenance Corporation. for more info go to ===> http://www.hoveroad.com/
