The property sits 0.5 south of Highway 111, 1.7 miles west of Niland Marina Rd and 1.3 miles north of the Salton Sea. Imperial County has zoned the property R-1-L-1-RE, 'Low Density Residential' 'Renewable Energy' with I ac minimum. According to the county, the purpose of the low density residential zone (R-1) is to designate areas that are and will be suitable for traditional smaller lot(s) with single-family homes and related compatible or accessory uses. Typically, the R-1 zones are to be characterized by single-family residential subdivisions. The maximum density for the R-1 Zone shall not exceed five dwelling units per (net) acre. The area is mostly open desert, overhead power is approx 1.7 miles east. The town has a population of just over 1,000 residents and is situated near the Salton Sea, which is one of the largest inland bodies of water in California. Despite its small size, Niland has a rich history and is home to a number of unique attractions, including the Salvation Mountain, a brightly painted art installation that has become a popular destination for tourists and photographers. The town also hosts the annual Niland Chamber of Commerce Carrot Festival, which celebrates the area's agricultural heritage and features food, music, and other entertainment. Despite its remote location, Niland is a friendly and welcoming community that offers a glimpse into a different side of California.
