1-year rental lease.
The first month rent, last month rent deposit, and security deposit ($7,500.00) is due at lease signing. Lease signing is in person with the landlord. Proof of renter insurance is required.
There is a late fee charge of $30 when rent is late or not paid in full on time. Late fee would be immediately due as part of rent.
The tenant is responsible for all utilities and lawn maintenance.
Tenant agrees to do all minor maintenance such as changing light bulbs, a/c air filter, and refrigerator water filter. Light bulbs, a/c filter, and water filter are not provided by the Landlord, the tenant is responsible to purchase and replace.
No changes or modifications to the interior or exterior of the property without the landlord consent.
No guests of the tenants may occupy the property for longer than one week without the prior written consent of the landlord.
No Subleasing.
No Pets: No pet dog, cat, fish, bird, rabbit, etc. (This also means no pet sitting at any time on the property).
Service Animals are welcome on the property.
Emotional Support Animals (ESA) are welcome on property only with verified documents.
No smoking on property.
The only appliances provided by the landlord are the refrigerator and oven range stove. Property has no dishwasher.
Application and background screening required for any occupant 18 years and older. Valid id, proof of income, reference from previous/current landlord. Non-refundable $50 per applicant for rental application, credit check and background check fee. No eviction, no bankruptcy, no charge off account, no account in collection. This will be by invite only after viewing the property. Application, background check and credit check will be through an online service called Myrental.
