This rental is the master bedroom suite in a single story house on a residential court. The rental space is fully furnished, well stocked, with a fully private bathroom, private entrance, and a closet kitchenette that includes a multi feature microwave, air fryer, Keurig, apartment sized fridge/freezer, and mini dishwasher. It does NOT have a full kitchen. The rental has a newly installed mini split for its own A/C and heat, plus a ceiling fan on the vaulted ceiling. The bathroom has dual sinks, an ADA height dual flush toilet, and a shower over jetted Jacuzzi bathtub combo. Somehow I'm unable to change the amenities list to show the private bathroom. The bathroom is NOT shared - it is used only by the tenant. The rental suite is attached to the back of my single family Gregory Gardens home, away from the street. A mellow, retired female landlord (me) lives in the front of the home with my indoor cats. Two other friendly, but shy cats also live in the backyard. I love animals, but the property has plenty of them already, so I prefer tenants who don't have their own pets. The tenant has no interaction with my inside cats, and I've had tenants with cat allergies rent the suite without issue. The rental functions independently from my living quarters. There's a good deal of unused space between the front and back of the house, which makes it very quiet for my guests. Thus far, it's mostly been rented to traveling nurses. I've had both day and night shift workers, and all have been able to enjoy good rest between their shifts. The home is located on a court that is walking distance to downtown Pleasant Hill as well as a large park. Anything you could need is just a short walk or quick drive away. Tenant shares the LG washer and dryer in the garage. I also leave some space in the garage freezer for the tenant to use if needed.. *Please note* If you really like to cook, this is likely not the best place for you, since there is no oven or stove in the unit. Sorry, but due to the risk of fire and the lack of extra updated electrical outlets that can handle the electrical draw of kitchen items, no hot plates or additional cooking apparatus may be used inside. You are welcome to use the new patio BBQ whenever you'd like (but, if you use it you get to clean it :) There is also a hot plate that can be used for light cooking, but only on the patio. Required credit score of at least 650. Tenant will be required to maintain renter's insurance for the duration of their lease and pass both a credit and a background check. The deposit is $750 (refundable), plus a $125 (non-refundable) move out cleaning fee. Preference given to tenants looking for a 3 month stay or longer. 6 - 12+ month lease preferred. ~Guest policy: Max 2 visitors at a time. No more than 1 adult guest may stay overnight for a total of 3 nights per month, unless prior arrangements have been made. Since I live on the property too, I do not give tours to people prior to the submission of an application. Due to current maintenance, the suite will tentatively be available again on 08/26/26 at the earliest. ~Application fee: $35 ~Move out cleaning fee (non-refundable): $125 ~Deposit (refundable): $750 ~All utilities are included in the monthly rent. This includes water, gas/electric, high speed internet, basic cable, & weekly garbage pickup. The TV in the unit is a Smart TV so you can use your subscriptions if you wish. ~Minimum lease 3 months (6 month or longer stay preferred). ~Single occupancy preferred, but a second person can be added to the lease for an additional $350 monthly rent and an additional $250 deposit (you would be sharing the bed). ~Renter will have a dedicated parking spot in the driveway. ~High quality LG washer/dryer are available in the garage for tenant use. Landlord has chemical allergies and would appreciate someone who doesn't use heavily scented products. If tenant is willing to use my unscented/low scent laundry products, I will gladly provide them for the duration of their stay. ~Rules: No illegal drug use, no smoking anywhere on the property (this includes the yard and back patio), no applying hair dye or fingernail polish/polish remover inside the rental (outside is fine), no burning candles in the rental space due to the risk of fire and damage to the paint. ~Tenant must purchase renters' insurance for the duration of their stay (approx $100 for a 6 month policy). ~Contact via email or text preferred over phone calls.
