    20 acres. Owner financing available. Cielito Azul is west of the gorge of the Rio Grande, just outside the town of Taos. The 360 deg. views are spectacular and the wildlife plentiful. Insulated by 5000 Acres of Federal Land that serve as a natural Green Belt, Cielito Azul is minutes away from Taos Mountain and is a protected community planned for individuals who love nature, beauty, and wildlife. The Bureau of Land Management property is just to the north, Carson National Forest is adjacent to the south. This area is a well known elk migration route. The maintained dirt road is on the short side of the rectangular shaped parcel (660' wide x 1320' deep). Slight 2% slope down to the east; sage and native grasses. Elevation is at 7450'. The site is 3 miles from Hwy. 64, and 20 miles to Taos. Very quiet. Utilities, etc.: Neighbors use solar energy for their electricity and roof-top water catchment and cisterns for their domestic water needs. There is a 20,000 gal. community cistern/well that can be used as a back-up source for a $4,500 one time fee. There is a 2,000 gallon/month allowance. This is not a physical pipe connection, if you had to use the backup well, you would need to haul the water (there is a 1,000 gal. tank on a trailer that stays with the well). The community cistern is <1/4 mile away.) Neighbors use Verizon wireless for cell phones and "recent upgrades have increased our reception greatly, to where we can get a signal from within most parts of our houses." The phone / internet service is a voice over internet phone (VOIP) system that is provided by Kit Carson Telecom (www.kitcarson.net ). It is a broadband service. Taxes are around $200 per year and the road and well maintenance fund is about $435 per year. I have a .pdf of the covenants for the property, as well as more pictures. Latitude: 36°32'N, Longitude: 105°49'W. No school buses, tents, etc. are allowed. Sensible covenants insure that the values of those that choose to live in harmony with the earth will be protected. "There can be one main house, one guest house, one artist studio and a reasonable amount of barns and shed, per 20 acre lot." This property is right for someone who wants lots of room and quiet, is willing to be self-sufficient and wants to be fairly close to town - all for a reasonable price. It's a good balance between not being on top of each other, yet not located in the middle of nowhere either. Tax and lien search was completed in 2004, which was clean with no irregularities. The conveyance document will be a warranty deed; the seller will pay any associated fees. Taos is being considered by more and more people who are seeing it as attractive and less expensive destination compared to other Rocky Mountain resort areas, e.g., Santa Fe, Telluride, Vail, Aspen, Jackson Hole, etc. If you have made it this far thanks for reading.
