477 ACRES OF DAWSON COUNTY PASTURE | JUST NORTH OF FARNAM, NEBRASKA
This is a straight grass property. 477 acres +/- of pasture about three miles north of Farnam. The perimeter fence is in good shape, the stock water system is fed by a well, and a creek runs through it. If you run cattle in this part of the state, you know what that setup saves you.
The Land
The whole property is in grass. Satellite crop data shows 96 to 98 percent grassland and pasture every year from 2022 through 2025. This is a grazing property through and through.
The ground sits around 2,800 feet, with ridges and draws running mostly north and south. North Plum Creek crosses the northeast part of the property. A pond in the south half adds water and draws in wildlife.
Water, Fence and Improvements
The water is already built. An electric well feeds five buried tanks through underground lines, so water is spread across the pasture and not stacked in one corner. The pond and North Plum Creek back it up.
The perimeter fence is newer and in good shape. On a place this size, that's a real cost a buyer won't have to carry in year one. A few small corrals sit in the northeast part of the property for sorting and handling. There are no other improvements.
Carrying Capacity
Estimated at [45 to 55] cow-calf pairs for a five-month summer season, depending on the year and how it's managed. Central Nebraska pasture has been renting for $70 to $75 per pair per month.
Who It Fits
This fits an operator who needs more grass close to home, or who wants summer pasture with the water system already in place. It also fits an investor looking for a clean pasture tract to lease out.
The property is leased for the 2026 season and open for 2027. A buyer can run it themselves next year or set up their own lease. With the creek, the pond and the draws, it has recreational value on top of the grazing.
Location and Access
County roads run along three sides. Road 409 is on the west, Road 754 on the north and Road 410 on the east. Two are gravel and one is minimum maintenance. Farnam is 5 to 6 minutes away. Gothenburg is 10 to 15 minutes, with Interstate 80 access, supplies and services.
