The field is currently a mixture of native grasses as well as some clover. The irregular shape is the perfect setting for a food plot with excellent stand or blind locations on several inside corners to take advantage of multiple wind directions. Pockets of open mature timber are complemented by areas of thick brush and vegetation providing excellent browse and cover. There is a higher concentration of rubs along the northeast border of the property showing consistent year over year use. The hunting on this property has the potential to be some of the best in the area. The seller has consistently harvested nice deer and turkey every year. Several trails in excellent condition extend throughout the property allowing for easy access to other hunting locations or riding ATV's or horses. The property contains a significant amount of mature timber with a high volume of quality species, roughly a 35/65 split between soft wood and hardwood. The dominant trees include red and white oak, sugar maple, white pine and poplar. There are also white and yellow birch as well as hemlock throughout. There are several pockets with small stands of red pine and some select basswood. The northeast corner of the property has a high concentration of sugar maples with the potential for a sugar bush with some timber stand improvement. The terrain slopes uphill slightly from the road to the top of a hill with a rise of about 60 feet before sloping back down to the field where the cabin is located. Below the field the terrain is generally flat with a very slight downhill grade until the back 20% of the property which drops down a slope with several benches to the back of the property on the north east boundary. From the field to the back of the property is a roughly 380' change in elevation. Boundaries are well marked with posted signs and corner pins. The property borders state land on 2 sides providing access to the Charleston State Forest, which has over 4,026 acres. The ultimate hunting and outdoor recreation property.
