    The most sought after properties up here are those with access to a lake... and there aren't very many of them. This one is a beauty with a great potential building site that overlooks the private lake it fronts on. And, it is a really scenic parcel in its own right with many dramatic and massive rock formations, large mature trees, plus some nice useable land for outbuildings, and agricultural uses. The property is accessed via a private easement road that serves 3 parcels. This parcel is the last property on the easement road. The property has a great location only 1 mile from Hwy 180 for an easy commute to the valley. The private lake is approximately 6 acres when full and this parcel has some very nice frontage at the west end of the lake. The property line goes out to the center of the lake. There are 7 parcels fronting on the lake and this parcel is the only one fronting it on the west end. It also has frontage on the creek that drains into the lake. Because of the terrain and tree coverage, the property enjoys terrific seclusion from neighboring parcels. This is a wonderful opportunity to get a truly unique property. AND, the seller is willing to carry paper for a qualified buyer. How about the negatives? The easement road crosses the creek over a well constructed bridge. As I noted, it serves 3 parcels. The road presently goes to only the first 2 parcels but has not been extended to this parcel. The easement is recorded, but the remainder of the road needs to be graded in. It will not be too difficult as the terrain is nearly level. The property does not presently have electrical service or a power line to the property. However, the owner of this parcel also owns the adjacent parcel and will provide an electrical easement through that parcel. Finally, we have to call the drought a negative given the current low level of the lake. However, in most years the lake does fill up and is rarely at the level shown in the pictures. The last picture shows what the lake looks like in normal years. The picture was taken in September from the opposite of the lake and the property is the hill at the back of the lake near the center of the picture. Imagine... your own lakefront property.
