You can easily access this property year round! Beautiful little mesa with road access on two sides. Flat grassy area at the bottom on the Lewis Smith Rd. Large flat area on top accessible at the end of the cul-de-sac with steep hills facing south and west. There is a big gully on the south side that we made a path along for a vehicle. At the end of the path we dug into the hillside making a 50' x 50' area at the edge of the gully. We also filled part of the old 'dead' gully farther down in order to make a natural pond area (would need a liner to hold water). The bottom portion (west) is flat and thick with grass, being part of the coyote canyon. We cleared most the sage from the top and bottom about 10 years ago, and planted native grasses. The wild flowers are amazing, and wild life is all around. There is also a large undeveloped area up the mountain to the South. Close to town and the community center in Fort Garland, and is regulated by the county authorities (not a living association). Also, property is close to Mtn Home Lake and the Great Sand Dunes. Build your dream home on this property and enjoy the beauty all around on foot, horseback, skis, motorbike, snowmobile, car, atv, etc! Fire a few years ago cleared out the sage on and around the property. It is now all wildflowers and high mountain prairie grasses! Contact me at bjdehaan@yahoo.com or 320-212-8727 Firm on Price
