Located in Needles cannabis zone.Sale includes: All the environmental, soils and geology reports completed and ready for submission for Conditional Use Permitting. All the engineering, on site and off-site plans completed along with all the building plans. The city has reviewed the drawings and given Seller the go ahead on the specific site design. Buyer will need to apply for the proper Conditional Use Permits ($35,000 each CUP plus $5,000 Regulatory per CUP) and they will need to apply for power ($100,000.00 per megawatt plus $50,000 per transformer). If the buyer uses our site plan, CEQA for the engineered project and our already designed project (some modifications could be made but CEQA goes with the project) then the Buyer would be getting approximately $350,000.00 worth of work completed, plus they would save 3-5 months in processing time for all of these items to be completed. All the engineering for the entire project is complete and ready to be submitted for plan check. This includes off-site utility plans, on-site, drainage, buildings, landscaping, electrical, water and fire. Plan check takes approximately 30-days. CUP and Power approval will take 60-90 days, depending on city workload at the time of project submission. The city is very favorable to the cannabis community and business community in general.
