The rental home is located on a larger property that includes other occupied structures; only the house and designated yard area are included in the rental. The property offers a private designated yard area and access to a clothesline, along with two open sheds (each approximately one-car size) available for storage use. This home is located adjacent to an active working farm, offering a peaceful rural setting with open space and privacy. Tenants should be comfortable with normal country conditions, including farm activity, equipment, livestock sounds, wildlife, and seasonal farm odors. The home is served by a private well with a water softener, providing high-quality softened water. Ideal for tenants who appreciate rural living, open space, and a quieter environment, while still having convenient access to Jefferson and surrounding areas. This property requires an initial 12-month lease. At the end of the initial term, the tenancy ends unless the landlord approves continuation in writing. If approved, the tenancy may convert to a month-to-month agreement. Maximum occupancy is four (4) people, including children, due to septic system capacity. This is a non-smoking and non-vaping property, inside and outside, with no exceptions. Pets are considered on an individual basis and require prior written approval. A separate Animal Policy applies. Approved pets require a $200 non-refundable fee per pet and $25/month rent per pet. Tenants with animals must maintain renter's insurance with at least $100,000 in liability coverage. The property does not include a fenced exercise area for pets. Utilities: Water (private well with water softener) and electricity for normal household use are included. Tenant is responsible for propane (heat and cooking) and internet. Lawn care and snow removal are generally handled by the landlord as a courtesy, though timing may vary depending on weather conditions and scheduling. Two open sheds (each approximately one-car size) are available for courtesy storage use. Application Process: All adult occupants (18+) must apply and be approved prior to occupancy. Zillow applications are not accepted. All applicants must complete our rental application and screening process. Background and credit screening is completed through TransUnion SmartMove; applicants pay the screening fee directly to TransUnion. The screening fee will be reimbursed to the applicant who is selected and signs a lease.
