    Wappello county IA, 140 Acres Incredible opportunity to buy an affordable 140 acre hunting track, with good crp income, great seclusion, incredible genetics, water and power at the road, hunts like a thousand, and much much much more... If you had a blank sheet of paper and I asked you to draw up a perfect huning piece I dont think you could do much better than this piece. Its absolutely beautiful. This farm literally checks all of the boxes. In consists of 140 acres m/l. 66.31 acres of crp paying $10,217 annually. The remainder 70+ acres is a beautiful white oak timber. It currently has roughly 6 acres of corn, beans, turnips, and cereal grains planted and fertilized for the upcoming 2019 season. There has been roughly 14 acres of "fire breaks" added to this farm on the perimeter of the crp. The fire break consists of clover and alfalfa adding a ton of food and is in compliance with the crp contract. Makes for a natural runway for the local deer herd and helps lesson the load on the food plots. One thing that caught my eye about this farm is the layout. It is literally cut out of hundreds of acres of privately owned mature timber. I only own 140 acres here but feel like the potential here is comparable to owning 10 times that. This farm sits in a very big, hard to access, irregular section. The access to the farm is phenomenal and sets up great for north and northwest winds. You can come and go and never disturb a thing. The neighboring owners to this farm are like minded and have limited access allowed . They have been great to deal with and very respectful of property boundaries. Something else that will catch your eye is the CRP on this track. It is absolutely GREAT! Its 6 to 8 foot tall and very thick. Some of the best CRP grasses I have ever seen providing cover and bedding that is unmatched. We did complete a burn on the crp grass this spring to promote a healthy stand and it is doing very good. In owning this farm I noticed the lack of local water so we added a small pond in the center of the farm so no need to leave the farm for water. The pond filled very quickly this spring and never got low in the heat of the summer. It was also strategically placed for hunting purposes as well. There has been a very extensive tsi (timber stand improvement) performed on most of this farm. This is and will be a predominate white oak forest for many generations to come. The forbes on the ground at deer level are exploding with the new found sun light. The deer numbers on this farm and immediate area are very high and the genetics are very good with lots of irregular characteristics. There has been 200"+ deer documented on this property and and the potential is endless. Another perk to this property of its size is the potential building site. Not often can you buy a 120 or a 140 and have the option of building a shed or cabin with out negatively affecting the hunting. However the way this farm sits the option is absolutely there with little to no impact. There is power and water both at the road as well as acres of flat land that would need very little to set up a "deer camp". This farm has perimiter fences installed all the way around it as well as a brand new high quality wood and steel post fence along the road and field. There is also a high quality 20' locked gate at the entrance of this farm. There is also a new elevated redneck hunting blind placed in a very unique pinch point of food,water,and cover which may be negotiable in the deal.
