The following lease agreement between Lessee and Lessor shall control over any previously signed lease
agreements.
All Lessees above 17 years of age agree to be jointly and severally responsible for all aspects of the contract.
Lessee and Lessor agree that all current agreements are in writing and no future agreements shall be made
except via a mutually signed written document. Any understanding expressed verbally shall be considered null
and void if not in written form and signed by both parties.
Lease period type: MONTHLY
This lease will automatically renew at the end of the lease term on a weekly term or monthly term basis
according to the lease period type and under the same terms and conditions without additional written
agreements according to the following choice (circle one): YES NO
Lease shall end on the end date listed below. If lease does not automatically renew or if Lessee has received
notice of termination of lease from Lessor, Lessee agrees not to pay rent beyond the end date listed below
unless a new lease has been signed by both Lessee and Lessor and a copy of the lease signed by both Lessor
and Lessee has been delivered to the Lessee.
Lessee agrees to leave the premises by 6:00 pm on the last date of the lease term. Furthermore, Lessee agrees
that Lessor may remove access to the dwelling after 6:00 pm on the last date of the lease term.
Lessee agrees to pay rent by always making a single payment for the full amount owed via A
. Alternatively, Lessee may pay via any other means authorized in
writing by Landlord or Property Manager.
Rent shall be prepaid and is due 7 days prior to the beginning of any lease period.
A 7 day grace period shall be considered as completed and Lessee shall be considered as paying late if rent has
not been received before 09:00 p.m. on the day before the month for which payment is due.
Lessee agrees to pay an additional late fee penalty of $75 on the first day of the month for which rent is due if
rent has not been paid. Penalty fee for late payment shall be paid in full and in addition to rent during the
month for which late fees are incurred.
Lessee understands and agrees that owner may serve a termination of occupancy notice the first time that rent is
received late. The notice of intention to terminate occupancy may be served on the first day that rent is late (1st
day of the lease period). Lessee agrees to evacuate the premises within 7 days of receiving the termination
notice or pay rent owed.
Lessee understands and agrees that Lessor will not insure Tenants' possessions and the Lessee is solely
responsible for loss of possessions in the event of fire, building malfunction, or any other event.
Lessee agrees to allow the Lessor to immediately remove all of Tenants' belongings from the premises upon
lease expiration and upon lease termination.
Early termination of lease contract will result in loss of the security deposit unless otherwise agreed in writing
with the Lessor.
All Lessee notices to leave must be given to Lessor with at least 30 days advance notice on a monthly lease or 7
days advance notice on a weekly lease. A monthly Lease shall end on the last day of the month occurring after
30 days advance notice has been given. (Example: Notice given on the 15th of the month would require 45 more
days of rental obligation)
No smoking shall be allowed in the apartment nor on the premises. Lessee agrees that any evidence of smoking
inside the building will result in a loss of security deposit plus damages and may result in lease termination at
Landlords discretion. Any complaints of smoking from other tenants shall result in lease termination and loss
of security deposit.
Lessee has responsibility for keeping stairs, sidewalks, and driveway clear of ice and snow..
Complaints from other tenants in the building or neighbors about noise, drug use, smoking, pets, or anything
else that lowers their quality of living shall be grounds for immediate termination of occupancy at the Lessor's
sole discretion.
After giving or receiving notice of contract termination, Lessee agrees to allow Lessor and Lessor's agents to
enter the premises and show the dwelling to potential renters with no advance notice between the hours of
10:00 a.m. and 7:00 pm.
Lessee shall reimburse Lessor for damages caused by Lessees' negligence.
Only approved pets are allowed in the apartment per this agreement.
If pet is listed above, Lessee agrees to immediately clean up after pet when outside.
Lessee agrees that the following utilities shall be paid accordingly (circle responsible party):

Trash: Lessor
Cable: Lessee
All occupants and their dates of birth shall be listed below. Only those occupants listed below shall be allowed
to spend more than fourteen consecutive nights at the apartment without notification to the Lessor. Any
additional persons who shall require residency will require written consent from the Lessor at a newly
negotiated rental rate.
26. Lessee agrees that only the following cars will be parked on the premises:

Lessee also agrees that vehicles not listed above shall use public street parking and that unauthorized
vehicles parked on the premises or in locations other than the Tenants' assigned parking spot are subject to
towing without warning and at Tenants' risk. Lessee agrees to inform Lessee's visitors of the parking
policy.
27. This contract, having the same Lessee obligations, may be assigned to another lessor at the sole discretion of
Property Manager or Landlord. If contract is assigned to another party, Property Manager or Landlord will
advise the Lessee of contact information of the assigned party and method prescribed for payment. Lessee
agrees to fulfill remaining obligations of the lease to the assigned
