House Rules
All residents are expected to keep the home clean, quiet, safe, and respectful for everyone.
Cleanliness:
Clean up after yourself immediately. No dirty dishes, food, trash, or personal items left in common areas overnight. Wipe counters, stove, microwave, sink, and tables after use. Keep your bedroom and private bathroom clean. Shared spaces must stay clean and usable for everyone.
Kitchen:
Do not use or take another resident's food, drinks, cookware, dishes, or supplies without permission. Label your food if needed. Throw away expired food. Clean all cooking messes after use.
Trash:
Take out trash before it overflows or smells. Do not leave trash bags, boxes, or food waste inside the home, on the porch, or in the yard.
Quiet Hours:
Quiet hours are Sunday Thursday from 10 PM to 8 AM and Friday Saturday from midnight to 9 AM. Keep music, TV, gaming, phone calls, and guests at a respectful volume. No loud parties or disruptive gatherings.
Guests:
Guests are allowed as long as they are respectful and do not disturb others. No guest may live at the property, receive mail, keep belongings there, or stay regularly without approval. Overnight guests are limited to 2 nights per week unless approved.
No Unauthorized Occupants:
Only approved residents may live at the property. No subleasing, room swapping, or adding roommates without approval.
Common Areas:
The living room, kitchen, laundry area, hallways, and shared half bath are shared spaces. Do not store personal items in common areas without approval. Common areas may not be used as sleeping areas.
Laundry:
Remove clothes from the washer and dryer promptly. Do not leave laundry sitting for hours. Be respectful if moving someone else's laundry.
Bathrooms:
Keep your private bathroom clean. Leave the shared half bath clean after each use. Do not flush wipes, paper towels, feminine products, food, grease, or anything other than toilet paper.
Smoking and Vaping:
No smoking, vaping, marijuana, incense, candles, or open flames inside the property.
Pets:
No pets unless approved in writing. No temporary pets, pet sitting, or visiting pets without approval.
Parking:
Park only in approved parking areas. Do not block other vehicles, driveways, sidewalks, trash pickup, mail delivery, or emergency access. No parking on grass.
Security:
Lock exterior doors. Do not give keys, codes, or access to non-residents. Report lost keys or security issues immediately. Do not disable smoke detectors, locks, cameras, or safety devices.
Utilities:
Use utilities responsibly. Do not leave lights, water, appliances, doors, or windows open in a way that wastes utilities or causes damage.
Thermostat:
Use the thermostat reasonably. Suggested range is 70 76 degrees in summer and 66 72 degrees in winter. Do not set temperatures that could damage the HVAC system, freeze pipes, or create excessive bills.
Maintenance:
Report leaks, water damage, pests, clogged drains, HVAC issues, broken appliances, electrical problems, or safety concerns right away. Do not make repairs, paint, mount TVs, install fixtures, or alter the property without approval.
Damage:
You are responsible for damage to your bedroom, bathroom, and anything caused by your guests. Common-area damage may be split between residents unless the responsible person is known.
Parties:
No large parties without approval. Any gathering must be respectful, quiet, and not disturb residents or neighbors.
Mail and Packages:
Do not open, move, hide, throw away, or take another resident's mail or packages.
Respect:
No harassment, threats, fighting, theft, illegal activity, excessive noise, or behavior that makes the home unsafe or uncomfortable for others.
Move-Out:
At move-out, remove all belongings, clean your bedroom and bathroom, remove trash, return keys, and leave the home in good condition.
Rule Violations:
Violations may result in warnings, cleaning charges, damage charges, guest restrictions, or further action depending on the issue.
