    Available now: sunny, 1 bedroom apartment on third floor, near 50th Street and Sansom. There is a single showing scheduled for tonight, Sunday, August 30th, from 6pm-7pm. The apartment has windows in every room, original hardwood floors, cozy radiator heat, west-facing windows in the living room for great afternoon light, window A/C units included, fans in the living room and bedroom, a walk-out roof area, and excellent access to Center City via subway and bus transit. The ideal tenant is a nonsmoker who can appreciate an older, character-filled building, and is respectful of the property and the other residents in terms of noise. The neighborhood features: - SEPTA nearby with 46th or 52nd Street stations nearby, offering a ten-minute connection to Center City and a 15 minute connection to Old City - easily available street parking for cars - Aldi nearby at 46/Market - CVS at 49th/Market -YMCA on Walnut between 51st and 52nd - Malcolm X Park at 52nd and Osage - USPS office just around the corner - Spruce Street and Baltimore Avenue commercial corridors about 5 and 10 blocks south, with tons of pedestrian amenities including Pizza Plus, Carbon Copy Brewery, Bookers, Cedar Park Diner, Vix Emporium, the Mariposa Co-op, Firehouse Bicycles, Satellite Cafe, Vientiane, Vietnam Cafe, Loco Pez, Doro Bet, Mood Cafe, Green Line Cafe, Clarkville Pizza and Clark Park. Floor plan: the entrance to the apartment is via a walk-up porch into a brightly-lit hallway. The exterior porch has a wireless doorbell for the apartment and is lit at night. The entrance and hallway up to the 3rd floor entrance is shared with the 2nd floor resident. The top stairwell leading to the apartment front door has a skylight. The apartment opens to the hall, with the bedroom straight ahead. The bedroom has hardwood floors, a fan, a north-facing window, and an east-facing door to the roof with a window. The bathroom has a tile floor and tiled shower tub surround for the shower tub, a high pressure shower head, and two shelves above a Toto toilet. The bathroom also has a taller ceiling with its own skylight, and cozy radiator heating. The kitchen is relatively small, but features has a full-size fridge, and a full size gas range and oven and an east-facing window. The kitchen can also include a small microwave and a wooden counter/cart, if you want it. It also been rewired with two 20 amp kitchen circuits, so unlike many older buildings, you can easily operate a coffee maker and a microwave at the same time, and charge a computer/phone/laptop or play speakers, all without tripping a breaker. The living room is the largest room, with a large set of west-facing windows, with a fan and a closet. There is a closet in the hallway. The apartment has hardwood floors everywhere except bathroom and kitchen, which are tile and vinyl, respectively. There is no carpet anywhere. The apartment floor is well insulated from underneath, so the noise level is lower than you might expect for an old house. There is a laundromat one block away. One dog or one cat is allowed if the owner meets them. Please note that tobacco use/marijuana use/vaping is not allowed in the unit or anywhere on the property, including the rear roof area. The current resident is moving away after being here since 2024 for graduate school. The second floor resident has lived here for four years, and the first floor resident has lived here for over 10 years. Apartment is managed by owner who lives in the neighborhood. The owner works in a hospital, and fellow healthcare workers are particularly welcome.
