We are housing voucher friendly. We will not refuse to rent a rental unit to a person because the person will provide the rental payment, in whole or in part, through a voucher for rental housing assistance provided by the District of Columbia or federal government.
Lease Terms
The initial lease term is 12 months. After the initial lease term, the tenancy may continue on a month-to-month basis in accordance with District of Columbia law unless the parties enter into a new written lease or the tenancy is otherwise lawfully terminated.
Rent is due on the first day of each month.
Security Deposit
A refundable security deposit of one month's rent is due upon execution of the lease, unless all or a portion of the deposit is being paid through an approved rental-assistance program.
The security deposit will be held and returned in accordance with District of Columbia law. Deductions may be made for unpaid amounts legally chargeable to the tenant or damage beyond ordinary wear and tear.
The security deposit is not considered the final month's rent and may not be applied to rent without the owner's written consent.
Utilities
Tenant is responsible for:
* Electricity
* Natural gas
* Internet, cable, telephone, and other optional telecommunications services
Where electricity or gas is separately metered, the tenant must establish and maintain service in the tenant's name beginning no later than the lease commencement date.
Owner is responsible for:
* Water and sewer
* Trash and recycling service
* Landscaping and routine exterior grounds maintenance
Tenants may select their own internet or telecommunications provider subject to availability at the property.
Late Rent
Rent received after the applicable District of Columbia grace period may be subject to a late fee as permitted by D.C. law and stated in the lease.
For tenants receiving a housing subsidy, any late fee will be calculated only on the portion of rent for which the tenant is personally responsible.
Smoke-Free Property
The residence is smoke-free.
Smoking, vaping, or burning tobacco, cannabis, or similar substances is prohibited inside the rental unit and all enclosed interior common areas of the property.
Tenants are responsible for ensuring that household members, occupants, and guests comply with the smoke-free policy.
Smoking outside the building must comply with applicable District law and may not interfere with other residents' reasonable enjoyment of their homes.
Pet Policy
The property is pet-friendly, subject to the following conditions:
* Maximum of two common household pets per rental unit.
* Pets must be disclosed to and approved by management before being brought onto the property.
* Tenants are responsible for cleaning up after their pets and preventing excessive noise, odors, property damage, or unsafe behavior.
* Pets must be appropriately controlled in common areas.
* Tenants are responsible for damage caused by their pets beyond ordinary wear and tear.
* A refundable pet security deposit may be required in an amount permitted by District of Columbia law.
* Pet rent, if charged, will not exceed the amount permitted by District of Columbia law.
Service animals and assistance animals required as a reasonable accommodation for a disability are not considered pets and are not subject to pet deposits or pet rent. Requests for reasonable accommodations will be handled in accordance with applicable fair-housing laws.
Parking
Parking is not guaranteed. Parking is available behind the home and street parking is available in front.
Tenants using street parking are responsible for obtaining and maintaining any required District residential parking permit, visitor permits, or other parking authorization.
Vehicles may not block driveways, sidewalks, alleys, fire-access areas, trash collection areas, or another resident's authorized parking space.
Inoperable, unregistered, abandoned, or improperly stored vehicles may not be kept on the property.
Cleanliness and Housekeeping
Tenants are expected to maintain the rental unit in a clean, safe, sanitary, and reasonably orderly condition throughout the tenancy.
This includes:
* Regularly cleaning kitchens, bathrooms, floors, appliances, and other interior surfaces.
* Promptly removing garbage, food waste, and recycling.
* Properly storing food and household waste to discourage insects and rodents.
* Keeping sinks, tubs, toilets, and drains free from inappropriate materials, grease, wipes, excessive hair, and other items that can cause preventable clogs.
* Using bathroom and kitchen ventilation appropriately to reduce excessive moisture and condensation.
* Preventing accumulation of belongings, garbage, or other materials that could create sanitation, fire, pest, or access hazards.
* Keeping balconies, patios, entrances, and other areas assigned to the unit reasonably clean and free of trash.
* Not storing flammable, hazardous, or illegal materials in the unit or common areas.
Normal household use and ordinary wear and tear are expected. Tenants will not be charged for repairs that are the owner's legal responsibility.
Maintenance and Repair Responsibilities
The owner is responsible for maintaining the property's building systems and completing repairs required by law, including appropriate plumbing, electrical, heating, structural, safety, and other building-related repairs.
Tenants are responsible for promptly notifying management of maintenance problems.
Tenants should immediately report:
* Water leaks or water intrusion
* Loss of heat
* Electrical problems
* Gas odors
* Plumbing backups or overflowing fixtures
* Broken doors, windows, or locks
* Smoke or carbon-monoxide detector problems
* Evidence of rodents, insects, or other pests
* Mold, excessive moisture, or unusual odors
* Appliance failures involving owner-provided appliances
* Any condition that could cause additional damage if left unaddressed
Tenants may be responsible, to the extent permitted by law, for the actual cost of repairing damage resulting from the tenant's, household member's, pet's, or guest's negligence, misuse, abuse, or intentional conduct.
Tenants should not hire contractors, modify building systems, or attempt significant repairs without prior written authorization from management except where otherwise permitted by law.
Alterations
Tenants may not make material alterations to the unit without prior written approval from management.
This includes painting, installing permanent fixtures, replacing locks, drilling significant holes, installing exterior antennas or satellite equipment, modifying plumbing or electrical systems, or otherwise altering the property.
Reasonable wall mounting and normal decorating should be performed in a manner that does not cause excessive damage.
Locks, Keys and Security
Tenants are responsible for safeguarding all keys, access devices, and building-entry credentials.
Locks may not be replaced, rekeyed, or supplemented without prior written authorization from management, except as otherwise permitted by law.
Any lost keys, remotes, or access devices should be reported promptly. Any tenant charge for replacement will be limited to the reasonable replacement cost permitted by law.
Noise and Neighbor Conduct
Montello Avenue is a multi-unit residential property. Residents and guests are expected to respect their neighbors' right to peaceful enjoyment of their homes.
Excessive noise, disruptive gatherings, repeated disturbances, threatening conduct, or activity that materially interferes with another resident's reasonable enjoyment of the property is prohibited.
Particular consideration should be given to noise during normal nighttime and early-morning hours.
Common Areas
Hallways, stairways, entrances, walkways, and other common areas must remain clear and may not be used for personal storage.
Bicycles, strollers, furniture, trash, packages, or other personal property may not obstruct exits, stairs, corridors, sidewalks, utility areas, or emergency access.
Occupancy, Guests and Subleasing
Only occupants identified and approved in accordance with the lease may use the rental unit as their primary residence.
The unit may not be subleased, assigned, used as a short-term rental, or advertised through Airbnb, Vrbo, or similar services without the owner's prior written authorization and compliance with applicable District law.
Tenants should notify management when a guest or other individual begins using the residence in a manner that could reasonably constitute occupancy rather than a temporary visit.
Renter's Insurance
Renter's insurance is strongly recommended and may be required under the lease.
If required, tenants may select any qualified insurance provider. Coverage should protect the tenant's personal property and include personal liability coverage.
The owner's insurance does not insure the tenant's personal belongings against theft, fire, water damage, or other loss except to the extent otherwise required by law.
Move-Out Condition
At the end of the tenancy, the unit should be returned:
* Free of personal property and trash.
* Broom-clean and reasonably sanitary.
* With owner-provided appliances and fixtures reasonably clean.
* With all keys and access devices returned.
* In substantially the same condition as received, except for ordinary wear and tear.
Tenants are encouraged to participate in a documented move-in and move-out inspection so that the condition of the residence is clearly established.
