A new place to call home. *$38.50 Background check (online link will be sent) *Tenant Application (DoorLoop portal link) *Employer & Previous Landlord will be contacted following submission of Application 12-month lease (minimum) Landlord's Rules and Regulations The following rules and regulations apply to all residential housing units leased by Landlord ("OTR ADOPT INC") and are incorporated into all lease agreements and tenancies. 1. All units are non-smoking. No smoking nicotine cigarettes/vape is permitted in the unit, in any common areas, or any other interior places within the building. All cigarette butts should be disposed of properly and not discarded in or around the grounds of the property. 2. Tenant is required to use reasonable care and avoid damaging the hardwood floors of the leased premises, other than ordinary wear and tear. Tenants should use pads, carpeting, or some other type of protection to prevent scratching and gouging of the hardwood floors. Tenant is required to use such protection underneath all furniture. 3. Tenant is required to use non-invasive adhesives for wall hangings, such as Command Strips. Tenant may not use nails, tacks, or other fasteners in the walls. 4. All pets are prohibited unless otherwise agreed by Landlord in the lease or prior written consent of the Landlord, with the exception of service animals. 5. Tenant is required to respect the peace and quiet enjoyment of their neighboring tenants. 6. Tenant is responsible for replacing all light bulbs and regularly replacing batteries in all smoke detectors and carbon monoxide detectors within the leased premises. 7. Tenant is required to properly dispose of all garbage and debris in the trash receptacles. No garbage, debris, furniture, boxes, etc. may be left outside the trash receptacles. (Rumpke picks up residential furniture curbside if you contact their customer service team at least 48 hours before your regular trash collection day. 8. Tenant agrees to keep all appliances, sinks & counters, bath/shower, clean and sanitary. Free of dust/dirt and food debris buildup. This is to prevent rodent/bug intrusion as well as less wear & tear of the supplied appliances. 9. Landlord must be notified of any overnight guests ('house/pet-sitter') that will be given keys to access the secured building. Contact Christopher Nuxoll with a State/photo I.D. of the guest(s). This is a safety measure for all tenants. 10. Tenant is required to use due care in the use of the mailboxes and to avoid breaking them, other than ordinary wear and tear. 12. Tenant is required to leave the leased premises broom clean upon move-out and remove all personal property (garbage, debris, furniture, etc.) before returning possession/keys of the leased premises to Landlord.
