Screening criteria
These are the complete screening criteria for the home. No additional criteria will be used.
Applications are date- and time-stamped and reviewed in the order received. The home will be offered to the first applicant who meets all of the criteria below, consistent with Seattle's First-in-Time housing requirements under SMC 14.08.050.
Income: Combined gross income must be at least three times the tenant's share of the rent, or $7,500 per month if paying the full rent. All lawful sources of income are accepted, including vouchers and other subsidies. If a voucher or subsidy covers part of the rent, the 3x income requirement applies only to the tenant's portion. Guarantors must have income of at least four times the rent.
Credit: Minimum credit score of 650. Applicants without a credit history will not be automatically denied and may qualify with twelve months of documented, on-time rent payments or with an approved guarantor. Medical collections are not considered. An unpaid property owner judgment or undischarged bankruptcy will result in denial.
Rental history: At least one year of verifiable rental history with a contactable prior property owner. Applicants may not have an unpaid rental balance or eviction judgment. Dismissed or withdrawn filings, as well as filings from March 1, 2020 through the end of Washington's COVID-19 eviction moratorium, will not be considered.
Criminal history: Criminal history is not requested or considered, except for information permitted under Seattle law. Washington's sex offender registry may be reviewed with an individualized assessment; there is no automatic or blanket exclusion.
Occupancy: Maximum of three adults. Children under 18 are not counted toward the adult occupancy limit. The entire unit must be rented; subletting is not permitted. The minimum lease term is six months.
Application decisions: A reusable screening report will be accepted. An application may be denied only for failure to meet one of the criteria above, a materially false statement, or refusal to complete the screening process. Any denial will include the reason in writing. Additional time is available as a reasonable disability accommodation, and an applicant's place in the queue will be held during that period.
Fair housing: Housing is offered without discrimination based on any protected characteristic, including the use of Section 8 or other lawful rental assistance.
Terms: $2,500/month, flexible lease term with a six-month minimum, available now. Refundable $1,000 security deposit, no nonrefundable move-in fee, and no application or screening fee charged by the owner. Deposit may be paid in installments on request. One assigned uncovered off-street parking space is available for $50/month. Dogs & cats welcome, two pets per household, refundable $400 pet deposit per household plus $50 per animal per month. Renters insurance required with $300,000 liability. No smoking of any kind. Full screening criteria are in the property description; applications are reviewed in the order received based on Seattle city laws and regulations. A reusable tenant screening report is accepted.
