RENT
Monthly Rent: $3,600.00 due on the 1st day of each month.
Grace Period: Rent not received within five (5) days of the due date is late.
Late Fee: A $10.00 per day late fee shall accrue beginning on the 6th day of the month until rent is paid in full.
Rent Increase Clause: If Tenant(s) remain in possession beyond the agreed
termination date without a new lease, rent shall automatically increase by 10%
per month until the tenancy ends or a new written agreement is signed.
SECURITY DEPOSIT
Tenant shall pay a refundable security deposit of $2000 prior to move-in.
The deposit may be applied to unpaid rent, late fees, attorney fees, or damages beyond ordinary wear and tear.
Landlord will return the balance of the deposit within 30 days after tenancy
ends, with an itemized statement of deductions.
UTILITIES
Rent includes utilities (water, gas, electricity, trash, and internet) capped at $350 per month.
Any excess above this cap shall be billed to Tenant and must be reimbursed
within 10 days.
MAINTENANCE & REPAIRS
Tenants must keep the Premises clean, sanitary, and in good condition.
Tenants are responsible for minor repairs under $100, including but not limited to replacing lightbulbs, air filters, smoke detector batteries, and unclogging
drains.
Landlord shall be responsible for major repairs unless caused by Tenant's
negligence.
USE & RESTRICTIONS
The Premises shall be used solely as a private residence by Tenants.
Smoking: Strictly prohibited inside the Premises.
Subletting / Short-term rentals (Airbnb, Vrbo, etc.): Prohibited.
Alterations: Tenants may not paint, remodel, or alter the Premises without prior written permission by landlord
Quiet hours from 10pm - 7am
INSURANCE
Tenant is required to maintain renter's insurance with minimum liability coverage of
$100,000. Tenant is not required to provide proof to Landlord, but acknowledges this
requirement is a condition of the lease.
EARLY TERMINATION
If Tenant terminates the Agreement before agreed upon date, Tenant shall remain liable for rent until Landlord re-rents the Premises or the termination date, whichever is sooner. Tenant shall also forfeit the security deposit.
JOINT & SEVERAL LIABILITY
All Tenants are jointly and severally liable for rent, damages, fees, and all obligations under this Agreement. Each Tenant is individually responsible for the entire rent amount and damages, not just a share.
