    Seeking one new roommate for a one-year lease in north Harrison, NJ, right on Frank E. Rodgers Blvd N. The apartment is on the second floor of a small, newer building in a great Harrison location. The building is around 10 years old, and the apartment itself is genuinely lovely: hardwood floors, central air conditioning, in-unit washer/dryer, and a fantastic kitchen large, full, gas stove, lots of counter space, and very much a cook's dream. The shared living/dining area is fully furnished, and the apartment has a Juliet balcony that opens onto FER, perfect for watching Harrison's surprisingly frequent and charming town parades. The available room is the middle bedroom. It is unfurnished, approximately 146 sq ft, plus a 14 sq ft two-door closet. It has hardwood floors, a window, and a practical layout. Bathroom is shared with one other roommate. The location is excellent: directly on the Bus 30 line to Newark Penn/Rutgers Newark, with the bus stop 2 3 minutes away. Harrison PATH is about 20 minutes on foot. A major grocery store is about 12 minutes away, The Greenroom is about 8 minutes away, a pharmacy is about 5 minutes away, and there is a great South Asian bodega/market steps away with hard-to-find spices, pantry items, and an attached liquor store. Lots of small local conveniences close by. The household is clean, responsible, academically minded, and quiet at night. I recently finished my PhD and now work for a major NGO; the roommate staying is a PhD student. We are friendly but independent not a forced-family roommate situation and everyone is expected to help keep shared spaces clean and comfortable. The kitchen especially needs to stay clean because it is one of the best parts of the apartment and gets real use. I also like to host small cooking parties with friends, usually on Sunday evenings, to take full advantage of the amazing kitchen. Roommates are welcome to do the same, as long as gatherings stay respectful and do not turn into loud late-night chaos. Quiet hours are generally 12am 8am, sometimes earlier depending on work/class schedules. A few honest notes about noise: the apartment is on a busy corner, so there is urban street noise. It is also above/adjacent to a daycare/preschool space, with no indoor connection, so on school mornings after about 9am, you will hear children singing and playing downstairs. I find this pretty charming, but this is not a good fit for someone who works nights and sleeps during the day. Best fit is a grad student, researcher, educator, or early-career professional who wants a beautiful, clean, low-drama apartment with a real kitchen and good shared space. Someone who works or studies mostly outside the apartment is preferred; full-time work-from-home is not ideal for this household. No pets and no smoking. Basic water is included. PSE&G gas/electric, including hot water, is usually about $90-$150 most months and split three ways. Verizon Fios is also split three ways. Harrison residential parking permits are available, though street parking can be competitive. No smoking. Keeping the place clean is a high priority, especially the kitchen. Past roommates and I set a rotating schedule, in addition to the expectation that everyone clean up after cooking, every time. One-year lease required (It's how the rent is staying this low).
