Residential Lease Agreement.
1. OCCUPANCY RESTRICTION
Only individuals listed and approved as occupants on the Lease may reside at the property.
2. RENT
Rent is due on the 1st day of each month.
Grace period through the 4th day.
If unpaid by 11:59 PM on the 5th:
One-time late fee of $75 added to arrears.
Beginning Day 6:
Additional $25 per day late fee until paid in full or maximum allowed by law.
3. UTILITIES
Tenant is responsible for establishing and timely paying:
Electricity
Natural Gas
4. REQUIRED RENTER'S INSURANCE
Active renter's insurance is mandatory for the entire lease term.
Proof required before move-in and upon request.
5. STRICT NO PET POLICY
NO PETS ARE PERMITTED UNDER ANY CIRCUMSTANCES.
Tenant shall not keep, harbor, foster, board, pet-sit, or allow any animal to remain on the property at any time.
Violation of this section shall result in:
Immediate lease violation notice;
Administrative charge of $500 per occurrence;
Additional cleaning, odor remediation, pest treatment, repair, and damage costs as incurred;
Additional remedies permitted by law.
6. STRICT NO SMOKING POLICY
SMOKING IS STRICTLY PROHIBITED ANYWHERE ON THE PROPERTY.
This prohibition includes:
Cigarettes
Cigars
Pipes
Vaping devices
Electronic cigarettes
Cannabis
Any smoking or inhalation devices
Violation of this section shall result in:
Administrative charge of $500 per occurrence;
Minimum smoke remediation and deodorization charge of $1,500;
Carpet cleaning or replacement charges;
HVAC cleaning charges;
Painting and odor removal charges;
Additional actual repair costs if damages exceed stated amounts.
7. NO RENTAL / SUBLETTING
No subleasing, assignment, transfer, or short-term rental.
8. PROPERTY ACCESS
Property Manager and/or Landlord may inspect every ninety (90) days.
Except emergencies, at least seventy-two (72) hours written notice shall be provided.
9. PARKING
Maximum:
Two (2) standard passenger vehicles or SUVs inside garage.
Two (2) vehicles in designated driveway spaces.
No commercial vehicles, trailers, boats, or unauthorized parking.
10. TRASH COLLECTION
City pickup occurs Fridays.
Garbage cans must remain stored in garage except:
May be placed at end of driveway Thursday after 5:00 PM.
Returned promptly after collection.
Holidays move to next business collection day.
11. VIOLATION AND ENFORCEMENT
Lease violations may result in notices, damages, legal remedies, and recovery of actual costs where permitted by law. Any violations that occur aforementioned the landlord will move forward with eviction proceedings.
