Favorable responses from references and previous landlords. 5. Employment History and Sufficient Income: Net monthly income of 3 times the amount of the monthly rent per applicant. 6. Income verifiable through 3 months pay stubs, employer contact, and/or tax records. All other income, including self-employment, verified through tax records. 7. 3 current months bank statements. 8. Rental History verifiable from unbiased sources. If related by blood or marriage to one of the previous landlords listed, or the rental history does not include at least two previous landlords, the application may be declined, or may require a qualified co-signer on the rental agreement. Qualified co-signers must meet all screening criteria plus make three times the amount of rent. 9. An up-front payment of approximately three month's rent (first, last, security deposit) is required by cashier's check or money order when signing a rental contract. 10. If additional time is needed to complete the application due to a disability, a reasonable accommodation will be made. 11. This unit/landlord is not required to or voluntarily setting aside the unit for vulnerable populations. 12. Please note the property is smoke-free. 13. reusable tenant screening reports are not accepted. 14. Renters insurance required at time of move-in. 15. The first qualified applicant will be accepted.
