The unit features a bright, roomy layout with a distinctive country-meets-industrial aesthetic, garbage disposal, and access to a garden in the shared backyard. After the initial 12-month term, the tenancy converts to month-to-month, terminable by either party with 30 days written notice. The unit is located in the historic Carver/Langston neighborhood one of DC's most up-and-coming communities, officially recognized as an Opportunity Zone, situated just south of the US National Arboretum on the western bank of the Anacostia River. Cozy, out of the way of downtown yet easily accessible: Stadium-Armory Metro Station is 1 mile away and Union Station is 1.7 miles away. Monthly rent is $3,000.00, truly all-inclusive water, internet, gas, electricity, and pest control are all provided at no additional charge, with complimentary monthly pest control service included throughout the tenancy to keep the unit sanitary. That said, Tenant agrees to use all utilities in a manner consistent with normal single-occupant residential use; should Landlord's utility costs for the unit exceed $250.00 in any calendar month attributable to Tenant's consumption, Landlord reserves the right to bill Tenant for the overage with 30 days' written notice and supporting documentation. Tenant is responsible for keeping the unit and all furnished items clean, disposing of trash properly, testing smoke and carbon monoxide detectors monthly, reporting any damage or maintenance issues to Landlord promptly in writing, and returning the unit in the same condition as received at move-in per the signed inspection form. Only the named Tenant(s) may occupy the unit overnight guests are welcome for up to 14 consecutive nights but may not become permanent residents; any person staying beyond 14 consecutive nights requires Landlord's prior written consent.
