The two neighborhoods are most often referred to as one because they are two small triangular neighborhoods that together form a square of land on the western bank of the Anacostia River. The location is very cozy, out of the way of downtown yet still easily accessible.

This is a 12-month minimum lease for a fully furnished, renovated (2020) upper-level one-bedroom, one-bathroom private apartment at 836 19th Street NE, Upper Unit, Washington DC 20002, approximately 576 square feet, located on the second floor accessible by stairs only. The unit features a bright, roomy layout with a distinctive country-meets-industrial aesthetic, garbage disposal, and access to a garden in the shared backyard. After the initial 12-month term, the tenancy converts to month-to-month, terminable by either party with 30 days written notice. The unit is located in the historic Carver/Langston neighborhood one of DC's most up-and-coming communities, officially recognized as an Opportunity Zone, situated just south of the US National Arboretum on the western bank of the Anacostia River. Cozy, out of the way of downtown yet easily accessible: Stadium-Armory Metro Station is 1 mile away and Union Station is 1.7 miles away. Monthly rent is $3,000.00, truly all-inclusive water, internet, gas, electricity, and pest control are all provided at no additional charge, with complimentary monthly pest control service included throughout the tenancy to keep the unit sanitary. That said, Tenant agrees to use all utilities in a manner consistent with normal single-occupant residential use; should Landlord's utility costs for the unit exceed $250.00 in any calendar month attributable to Tenant's consumption, Landlord reserves the right to bill Tenant for the overage with 30 days' written notice and supporting documentation. The first full month's rent plus a security deposit equal to one full month's rent ($6,000.00 total) are due in full before move-in no exceptions and no payment plans. Rent is due on the 1st of each month; a late fee of $150.00 applies to any rent received after the 5th. The unit is provided fully furnished per the attached Furniture and Appliance Inventory all furniture must remain in the unit at all times and may not be removed, stored, or replaced by Tenant; Tenant is responsible for any damage to furnishings or appliances beyond normal wear and tear, which may be documented and deducted from the security deposit. A joint move-in and move-out inspection will be conducted and signed by both parties. This is a strictly non-smoking property no smoking of any substance is permitted inside the unit, in any shared spaces, or on the premises in any form; violation is grounds for immediate lease termination. No pets of any kind are permitted. No dedicated parking is available with this unit; street parking on 19th Street NE is publicly available on a first-come, first-served basis. Tenant is responsible for keeping the unit and all furnished items clean, disposing of trash properly, testing smoke and carbon monoxide detectors monthly, reporting any damage or maintenance issues to Landlord promptly in writing, and returning the unit in the same condition as received at move-in per the signed inspection form. Only the named Tenant(s) may occupy the unit overnight guests are welcome for up to 14 consecutive nights but may not become permanent residents; any person staying beyond 14 consecutive nights requires Landlord's prior written consent. Subletting and listing the unit on any short-term rental platform including but not limited to Airbnb, VRBO, or similar services are strictly prohibited and constitute grounds for immediate lease termination. Minimum qualifying standards: FICO credit score of 620 or above and verifiable gross annual income of $60,000 or more required; documentation of both will be requested prior to lease execution.
