Historic Amherst Village Condominium Overlooking the Green This condominium is one of three in a well-preserved brick mansion built in 1808 for Samuel Bell, later governor of New Hampshire, justice of the New Hampshire Supreme Court, and United States Senator. It overlooks the Amherst green and stands opposite the town offices, a block from the Amherst Town Library, Moulton's Market, and half a mile from Clark Elementary School. A mansard roof was added after the Civil War by local businessman Harrison Eaton. The building was converted to condominiums in 1980. The grounds are extensive and maintained by the association and volunteer members. The tenant also has shared use of the wraparound porch and swimming pool. The condominium is taxed as 2 br , but has one large bedroom and a second open room *without a door* that has usually served as a second bedroom or as an office. There is a large full bath on the upper floor and a half bath on the main floor. The carpeting, refrigerator, microwave, bathroom faucets, toilet, and shower head are new. The dishwasher, second toilet, washer, and dryer are 3-6 years old. The unit includes an unattached garage and parking for two vehicles. I have set the minimum gross income at 3x rent and minimum credit score to 650, but I will consider people with a higher credit score and lower income or vice versa. And I will ask for a reference from a previous landlord, preferably the last 2. I'm located in the Seattle area, so my agent who lives close by will show the unit and help me with any issues that arise. She'll arrange with you to come through twice a year to make sure everything is working. And I'll ask for a Zoom chat with me so you have a chance to meet me and ask me any questions you have directly. Water, grounds maintenance and road plowing are provided by the condominium association. Tenant pays heat, electricity and internet. Residents may be asked to shovel their own walkway and stairs. The unit includes a garage and parking for two vehicles. If there is one vehicle, it is parked in the garage; a second may be parked directly in front of the garage. No trailers, recreational vehicles or unregistered vehicles are permitted. The condominium is nonsmoking, including vaping. Pets require prior approval. Association rules prohibit firearms and outdoor storage. The fireplace is capped and may not be used. The tenant must maintain renter's insurance and promptly report leaks, water intrusion, loss of heat, electrical or plumbing problems, or other conditions that could damage the property. The landlord or agent normally inspects the unit about one month after move-in and approximately every six months thereafter, with advance notice. The condominium association has its own bylaws and rules, which tenants are required to follow.

Amherst’s Cricket Corner and Ponemah neighborhoods sit in a wooded, inland part of southern New Hampshire, with four-season weather: leafy summers, colorful autumns, snowy winters and mild spring days. The area’s historic center is nearby, with the Amherst Village Green, historic buildings and local gathering spots. Ponemah Pond and surrounding natural areas offer views and opportunities to enjoy the outdoors; local roads and trails provide space for walking and cycling. Dining and coffee options are found around the village and along nearby routes, while everyday shopping is concentrated in small local centers and nearby commercial areas. The pace is quieter than a city, and a car is useful for many errands; regional roads connect Amherst with neighboring towns. The area’s rural character and access to historic village life are defining features.
