What's special
REAL OWNERS. NO MANAGEMENT COMPANY.
Hi! We are Elisha and Jason. We called The Shannon home for six years. That view is what we miss the most. If we could fit our family in here, we would never have left.
E11 has been our rental since 2014. There is no property management company, just us. When issues arise you text a real human who solves it. In a world of chatbots, portals and AI agents, we have heard that alone is a real win.
Here is more about the property:
#1 THE VIEW
Eleventh floor of twelve, facing west, 180 degrees, unobstructed. West Seattle, Downtown, Queen Anne, Lake Union, Gasworks Park, Elliott Bay, Bainbridge Island, and the Olympic Mountains.
The Shannon is one of only three towers of this height on the block. King County's assessor records this unit as a view property. Every photo here is this unit, not "a similar unit in the building." Photos still do not do it justice. You need to stand in it.
#2 INSIDE
806 sq ft, with a genuinely separate bedroom
Marble bathroom: marble shower, marble vanity, premium fixtures
Marble floors, granite countertops, built-in cabinets
Stainless steel appliances, open kitchen
In-unit full-size washer and dryer
Private balcony facing the view
New carpet installed October 2026
#3 THE BUILDING AND LOCATION
Owner-occupied, not a rental complex. Built in 1970 of reinforced concrete, 64 units. You will not hear your neighbors. Most new buildings on Capitol Hill cannot say that.
Indoor pool and sauna
Fitness center
Woodshop
Resident lounge with dining area
Outdoor patio with BBQ
EV charging stations
Secure entry and elevator
Ten-minute walk to Capitol Hill Light Rail. Three blocks from Broadway. Easy commute to Amazon, Fred Hutch, South Lake Union, Downtown and UW.
FREE ON-SITE GUEST PARKING. Your visitors park here instead of circling Capitol Hill for forty minutes.
#4 ONE PAYMENT. NO UTILITIES TO SET UP.
Bills, bills, bills. What Destiny's Child got right is that there sure are a lot of them in adulting. The good news is that in this unit, most of them consolidate into one flat payment.
The Shannon Association provides water, sewer, garbage, recycling, electricity, high-speed internet and Comcast digital basic cable to every unit. No accounts to open, no installation appointments. It is ready the day you move in.
The Association's utility fee is a separate charge, currently $311, passed through at cost and billed with the rent as one payment. They set the rate annually and it moves with their costs: $297.48 in 2024, $297.48 in 2025, $311.00 in 2026. The 2027 rate is announced in January.
#5 WE DID OUR HOMEWORK ON THE PRICE
We reviewed 12 one-bedroom units across 9 professionally managed buildings within walking distance. At 806 sq ft this unit sits at the neighborhood median for size, and at $3.97 per square foot it prices below the median of $4.08.
Ask and we will send you the comparison. We would rather you check our work than wonder about it.
#6 WHAT PAST TENANTS HAVE SAID
"A quiet place to live in Capitol Hill, but close enough to groceries and all the action on Broadway. The owners were great, always quick to respond. If we didn't have to leave, we would have stayed a lot longer." Paulo
"Having a parking spot in a location like Capitol Hill has been a game-changer. The gym, pool, sauna, grill and the beautiful view made for the most wonderful place to live. You can't ask for a better owner than Elisha. We would happily make E11 our home again." Lauren
"It's been a dream to live here, and watching the sunsets and the view never gets old." Dean
"It was great having a real person to communicate with instead of a property management company." Leah
"This is the most amazing place we have ever lived!" Anna
YOU REALLY NEED TO SEE THIS ONE IN PERSON.
Book a tour. You will be talking to us, not a leasing office.
#1 LEASE TERMS
12-month standard, custom pricing for any term over 30 days. Background check, proof of income and renter's insurance required. House Rules available on request. The Association requires the elevator to be reserved for move-in and move-out, which we coordinate for you.
