Application and Screening: All adult applicants and adult occupants must submit a rental application and must meet the written rental screening criteria. Applications will be reviewed in the order received, consistent with applicable Washington State and Seattle rental housing laws.
Tenant Screening Report: Landlord accepts comprehensive reusable tenant screening reports as defined by RCW 59.18.030, provided the report is complete, current, prepared by a consumer reporting agency, and made available directly to the landlord at no cost. If the applicant does not provide a complete qualifying comprehensive reusable tenant screening report, the applicant may be required to complete tenant screening through Zillow or another disclosed consumer reporting agency. Applicants will not be charged twice for screening if a qualifying reusable report is accepted.
Screening Information Reviewed: Screening may include credit history, rental history, eviction history, income/employment verification, address history, references, and other lawful screening information. If any adverse action is taken based on screening information, written notice will be provided as required by law.
Income Verification: Proof of lawful, verifiable income is required before signing the lease. For W-2 employees, the most recent paystub may be requested. Applicants may also provide other lawful proof of income, including but not limited to benefit award letters, retirement income, housing assistance, rental assistance, tax returns, bank statements, or other reliable documentation. Self-employed applicants may satisfy this requirement by providing sufficient documentation showing consistent and stable income during the past 12 months. Short-term employment contracts alone may not be sufficient unless supported by additional documentation showing stable, verifiable income.
Source of Income: All lawful sources of income will be considered in compliance with Washington law. Applicants using housing subsidies, rental assistance, benefits, retirement income, or other lawful sources of income will be evaluated under the same written screening criteria. If an income-to-rent ratio is used, any rent subsidy or voucher will be applied according to applicable law.
Security Deposit: A refundable security deposit is required, subject to applicable Washington State and Seattle laws. The exact deposit amount will be stated in the lease. A written rental agreement and move-in condition checklist will be provided. Deposit payment timing and any installment rights will be handled as required by law.
Lease and Move-In Requirements: Before move-in, approved applicants must sign the written lease, complete all required move-in documents, pay lawful move-in amounts due, and comply with all building and HOA rules.
Reasonable Accommodation / Additional Time: Applicants may request reasonable accommodation or additional time to provide required documents when needed for disability-related reasons, translation, interpretation, or other legally protected reasons.
Insurance: Landlord maintains condo-owner insurance for the rental property. Tenants are strongly encouraged to obtain renter's insurance to protect their personal property, personal liability, and additional living expenses in case of loss, damage, or displacement.
