We have an unfurnished private basement room for rent with its own private bathroom in a quiet, clean, and well-maintained home.
Rent is $900 per month and includes all utilities and high-speed Wi-Fi. A $900 security deposit and the first month's rent ($900) are required prior to move-in.
Month-to-month lease. One person per room.
Trained pets are welcome at no additional charge.
Shared access to the common areas of the home, including the kitchen and laundry facilities. We are looking for a clean, respectful tenant who values a peaceful living environment.
NOT 420 friendly. No smoking, vaping, excessive alcohol use, or illegal drug use of any kind.
Applicants must pass a background and credit check and provide employment verification and/or references. No exceptions. We are unable to accept applicants without established credit.

LEASE TERMS
Lease Term: This is a month-to-month rental agreement. Either party may terminate the tenancy by providing at least 30 days' written notice.
Rent: Rent is due on the 1st of each month. Any late fees will be assessed as outlined in the lease agreement.
Security Deposit: A security deposit equal to one month's rent is required prior to move-in and will be returned in accordance with Colorado law, less any lawful deductions for unpaid rent, damages beyond normal wear and tear, or other lease violations.
Occupancy: The room is for one occupant only. No additional residents are permitted without the landlord's prior written approval.
Utilities: Rent includes electricity, gas, water, sewer, trash, and high-speed internet.
Pets: Trained pets are permitted at no additional monthly charge. Tenants are responsible for any damage caused by their pets and must clean up after them.
Smoking and Drugs: Smoking, vaping, marijuana use, illegal drug use, and excessive alcohol use are prohibited anywhere on the property.
Common Areas: The kitchen, laundry room, and other designated common areas are shared spaces and must be kept clean after each use.
Quiet Hours: Quiet hours are from 9:00 p.m. to 7:00 a.m. to ensure a peaceful living environment for all occupants.
Visitors: Reasonable daytime visitors are welcome, provided they are respectful of the property and other occupants.
Parking: Parking is available only in designated areas as assigned by the landlord.
Maintenance: The tenant agrees to maintain the rented room in a clean and sanitary condition and promptly report any maintenance issues.
Background Screening: All applicants must successfully pass a background and credit check and provide employment verification before occupancy.
Lease Violations: Failure to comply with the terms of this agreement may result in termination of the tenancy.
