Applicants need to be aware of the required Co-op guidelines for board approval on rental application which includes a preferred minimum credit score of 700, with maximum "debt to income" ( housing ratio/ monthly rent) ratio of 30%. In other words, based on the monthly rent of $1575 for a 12 month period, an applicant's gross annual salary MUST be at least $63,000 to qualify for co-op board approval . BUILDING AMENITIES : Small indoor pool , slightly larger seasonal outdoor pool , picnic grounds w/ bbq facilities, fully equipped gym, laundry room , on site parking . The property is adjacent to Lenoir Nature Preserve w / easy, private access to the "Old Croton Aqueduct Trail " for walking , running, hiking, biking .. & a wonderful "short cut" to Greystones Metro North Station. SECURITY DEPOSIT: $1575, due with first month's rent to be returned in full within 7 business days after move out date as long all terms of the lease agreement have been met. MOVE IN DATE : The exact move -in date is based on how quickly the required "Riveredge Rental Application Packet " is submitted to "Westchester Property Management" for co-op board approval. For example, for an approx move- in date between Jan 27 & Feb 3rd , the Riveredge Application Packet , Lease Agreement and ALL PROCESSING FEES *, would need to be submitted to the management company no later than January 6 , ( noting the sooner the better to try to accommodate a specific move in date ). In addition to an interview with apt owner during apt viewing the applicant must meet in person with members of co-op board for the final approval of lease application . Such board meetings generally take place on the 1st and 3rd Tuesday evenings of each month . * APPLICATION FEES - As per page 1 in the Riveredge Rental Procedure Packet, the application fees include a non refundable $425 for application processing & $185 for credit check report . In addition to this, the co-op board requires a fully refundable* $500 Move In -Sublet deposit fee, ( payable to Riveredge Owners, Inc ) * As long as no damage is caused to building property upon a move in or move out, this "move-in deposit fee" will be refunded up request to property manager, promptly after move out date. VIEWING REQUIREMENTS FOR INTERESTED PARTIES - Interested parties MUST confirm that have reviewed the Riveredge Rental Application Packet in their request to schedule a viewing of apt. Due to the strict financial criteria for co-op board approval of a rental applicant , If annual salary is below $63,000 and credit score is below 700 , a viewing will not possible . Also note, a short phone interview with apt owner to discuss the Riveredge Rental Application Packet will be required to confirm a viewing date & time . This "rental application packet " will be sent to interested applicants via a pdf attachment so that it can be reviewed prior to phone interview with apt owner . Among some of the information and documentation an applicant will be asked to include in this rental application packet : verification of employment & salary to include copies of recent pay stubs , income tax returns for the past 2 years , past 3 bank statements with signature of bank depository , authorization for a credit and criminal background check, 2 personal and 2 professional letters of reference . TERMS OF LEASE - As per Riveredge Co-op Rules , all leases shall be for a period of 1 year (12 months) . Leases can be renewed for additional 1 year terms upon request by subtenant , (renter ) to the over tenant (apt owner ), 3 1/2 months before the end of current lease; noting all lease renewals are subject to the approval of both the apt owner as well as the co-op board of directors . Riveredge Co-op Board only permits 12 month lease agreements. If tenant wishes to renew lease for additional 1 yr terms , they must notify owner /over-tenant at least 3 1/2 months prior to the end of each lease date in order for a renewal application to be prepared and submitted to property manager for co-op board approval . All renewals are subject to approval of both the apt owner and the Riveredge co-op board . The " renewal" application processing fee is $125 and can possibly be split between tenant and owner.
