Before buying this luxury Beacon Hill condo, we looked at over 110 apartments. If you want effortless urban living in a superb location, this should be your new home. The building was built in 2005, and the amenities and finishes are designed for the high-end condo market (the majority of the building is owner-occupied), and the unit has been upgraded significantly since construction. Enjoy luxurious Boston living at a price below the Ritz Carlton, Four Seasons, One Charles, and W Residences. This unit is rarely available and was last offered in 2019, and the current tenants are moving out because they bought a place of their own. The package room is always locked, and the building's concierge can provide access to your unit if you so instruct, so cleaning personnel do not need a key to your condo. The neighborhood has a significant law enforcement and security presence. Within a 3-minute walk are: Boston City Hall, the Massachusetts State House, the FBI's Boston headquarters, a State Courthouse, a Federal Office Building, and offices of the Federal Protective Services, U.S. Drug Enforcement Administration, and the U.S. Border Patrol. Why We Love our Condo The unit is filled with natural light, and we rarely turn on the lights during the day. We're on the top floor so there are never any footsteps above us. Life is so much easier with a reserved underground parking spot, we can easily carry or wheel groceries and everything else 30 feet from the parking spot to the elevator, and our car is warm and dry year-round. Trash and recycling is in the building's basement, just next to the elevator. There is a good dry cleaner that picks up and delivers, and the concierge coordinates it. We're a 5 minute walk to Whole Foods, and if we're buying a lot, it's a 2-minute drive and Whole Foods has ample validated free parking. We also have a great and inexpensive cleaning lady, the gym is across the street, and the building's library is great for bigger events and is also where our yoga instructor meets us. And it's only 12 minutes by car to Logan Airport, which makes a big difference if you fly a lot (when we all get back on planes). Neighborhood There is a Boston Sports Club is across the street. The building is attached to the 100 Cambridge Street office building, so if you work there you can have an all indoor commute. Massachusetts General Hospital is down the street, and at least one of our physician neighbors in the building is able to take call from home. Public Transit: The underground (and thus silent to building residents) blue line Bowdoin T stop is literally across the street, the (underground and also silent) Government Center T stop is a 3-minute walk (Green and Blue lines), the Park Street T stop is a 7-minute walk (Red and Green lines), the Charles/MGH T stop (Red line) is also a 7-minute walk, and the Downtown Crossing T stop (Orange line) is a 10 minute walk. Driving: The building is just a 5-7 minute drive to 93 North, the Mass Pike, 93 South, Storrow Drive, and Memorial Drive. Logan Airport is a 12-minute drive. Grocery and Convenience Stores within a 5-minute walk: Whole Foods, CVS, 7-Eleven, and Rite Aid. Parks: Boston Common is a 6-minute walk, just up the hill past the State House. It s about a 10-minute walk down Cambridge St. to the start of the Esplanade, or you can turn left and get ice cream from J.P. Licks instead. Timing & Lease Particulars To schedule a viewing of the unit, please contact me. We use the standard Boston Real Estate Board application, and will run a credit and background check. It's a 12-month lease and our goal is to have long-term tenants. First month, last month, and one month security deposit are due at lease signing, as is a separate $500 check to the building for the one-time move-in fee. All building services and utilities are included in the rent except electricity and cable/internet. At lease signing, first month's rent, last month's rent and one month security are due and the building charges a $500 one-time move-in fee.
