Rent is due 1st of the month. Late fee will apply after 3 days grace period (a late fee of 32 dollars per day will be applied after the grace period). Rent can be paid via Zelle and Venmo. No smoking allowed. Up to 3 pets total allowed, $35 per pet/month. No restrict breeds/sizes. Lease is available for 9 months and 12 months. Month to Month rent can be negotiated upon request. The tenants must provide a nonrefundable holding deposit of $1,600 to secure the rental property. This deposit reserves the property until the lease agreement is fully executed. If the tenants choose not to proceed with the lease, the deposit will be forfeited. Upon signing the lease, the holding deposit will be applied toward the first month's rent. Security Deposit is due upon signing the lease, it will be returned within 45 days after move-out minus damages. If the lease agreement is not signed 3 days from the deposit payment, the Landlord reserves the right to retain the holding deposit and offer the unit to other applicants. The landlord requires 90 days written notice renewal & notice to vacate before the end of lease. If the tenants terminate the lease before the expiration date, a penalty fee equal to 2 months' rent is required. Failure to provide timely notice will result in a penalty of one month's rent in addition to the final rent due. If the tenant secures a qualified replacement tenant acceptable to the Landlord, the penalty may be waived at the Landlord's discretion. One time Pet fees $200 are not refundable. Occupancy limit is 4 people total. Subletting is prohibited without landlord approval. Tenants must follow Baltimore's noise ordinance. No large parties or gathering. No painting or renovations without approval. Tenant must maintain a renter's insurance policy with a minimal liability coverage of $100,000 and provided proof of insurance before move-in.
