Pets are allowed if house trained, limited in number, spayed or neutered, and friendly. No more than two combined. No pet deposit or pet rent, but any damage done by pets will not be considered normal wear and tear. This house is close to W light rail line, an easy walk to Decatur or Knox stations. 20 minute bike ride to downtown Denver and close to the frisbee golf course at Paco Sanchez Park. Initial 6 month lease preferred, no increase in rent if you and I agree to continue the lease. Credit check is paid for by property owner. Applications are only accepted after someone has come to see the property, or has arranged for a virtual walk through and around the house. Credit score MUST be 680 or higher on the FICO 2 scoring unless applicant is receiving house assistance or does not utilize credit. Property owner pays for trash, recycling, storm water, and sidewalk fees. Tenant pays for combined water/trash, gas & electric, and any internet or phone services. Please call me between 10:00 am and 9:00 pm to schedule a time to see the property or if you have questions. I answer my phone immediately unless I'm in an appointment, I check texts every few hours during the day, and I look at emails and my Zillow account every couple of days. So please CALL if you want a quick response. #2024-BFN-0030241 Tenant is responsible for maintaining the yard and paying for utilities such as power, water, sewer, and internet. Property owner pays for trash, sidewalk, water runoff fees, and recycling. We prefer a shorter lease term that gets us back on a spring schedule - but if you continue your lease your rent will remain the same for at least a year. No pet rent and no pet deposit.
