Signed 1 year lease agreement 3. Payment of Security Deposit (1 Months Rent + any pet deposit) Some Terms of the Lease agreement include: 1. No Smoking: This is a NON-SMOKING facility. No smoking is allowed inside the home. 2. Cleanliness of home: All residents are expected to keep their home clean and vermin-free. 3. Pets: Any animals kept on the premises, for any amount of time, must be cleaned up after and properly cared for. Any damage to the property that is the result of an animal is the sole responsibility the RESIDENT. The cost of repairing any damage to the property caused by an animal at the end of the lease term will be assessed to the RESIDENT. 4. PARKING: The parking area/space shall be used exclusively for parking of passenger automobiles. RESIDENT may only use the parking in the integral garage and the concrete parking area directly in front of the garage. Said space shall not be used for the painting, or repair of vehicles. RESIDENT is responsible for oil leaks and other vehicle discharges for which RESIDENT shall be charged for cleaning if deemed necessary by OWNER. 5. OCCUPANTS: Guest(s) staying over 15 days without the written consent of OWNER shall be considered a breach of this agreement unless the express written consent of OWNER is obtained in advance. 6. PROPERTY MAINTENANCE: RESIDENT shall deposit all garbage and waste in a clean and sanitary manner into a proper receptacle and shall cooperate in keeping the garbage area neat and clean. RESIDENT shall obtain their own trash receptacle with a secure lid. RESIDENT shall be responsible for disposing of items of such size and nature as are not normally acceptable by the garbage hauler. RESIDENT shall be responsible for keeping the kitchen and bathroom drains free of things that may tend to cause clogging of the drains. RESIDENT shall pay for the cleaning out of any plumbing fixture that may need to be cleared of stoppage and for the expense or damage caused by stopping of waste pipes or overflow from bathtubs, wash basins, or sinks. RESIDENT shall clean the Premises including, without limitation, all carpets and appliances, upon termination.
